Direct access to XC trails in winter that also lead to a sandy beach on the Saco, rolling fields & several restaurants. The large cottage has many attributes and amenities. The main level offers a grand foyer, guest living room, dining room with built in hutch, chef's eat in kitchen with commercial stove and outdoor deck, pantry, two refrigerators, a library with small den and 3 guest rooms.

The lower level has a great space we call the "Gathering Room". Large Fireplace, player piano, wet bar with small refrigerator, TV, games, puzzles, small bistro table and a walk out to a patio and hot tub. This level also has four guest rooms and a linen closet. On the upper level you'll find five guest rooms. Most of the floors throughout are hardwood.

The property is close to all major ski resorts. You can also x-country ski or snow show from the back door, as the trail system to the Mt Washington Valley Ski Touring Center is easily accessible. In warmer months, you can take a stroll down the adjacent path to the open fields for breath taking views of the Ledges and Presidential Mountain range.

Pricing, cleaning costs and min night stays may change based on number of guests and time of year and peak periods and holidays Can accommodate up to 26 and we also own the 1785 Inn next door.

From June 15th to Labor Day, checkout is at 10 AM to allow enough time for cleaning and same-day turnovers during our busiest season. With high demand and limited cleaners, this helps ensure the property is ready and up to standard for incoming guests.

Check out Procedures include
1. Bringing trash to the dumpster
2. We ask that you wash and place in the dryer any used towels you do not need prior to checking out (we suggest to do that the night before)
3. Run the dishwasher and clean any used pots and pans.
