Feel like a local in our newly renovated 1 bed / 1 bath vacation rental. Set in a landscaped resort-style community, our condo is surrounded by the famed San Jacinto mountains, endless greenery and palm trees. The unit is perfect for people who want to get away from the hustle & bustle of daily life. The rental includes access to the community`s multiple heated pools, spas, and tennis courts, all of which are just steps away. All guests are provided with covered parking as well.

Meticulous touches and modern amenities have been added to the condo to create the perfect desert getaway. Ideal for relaxing in the sunshine and immersing yourself in the Palm Springs experience, our condo features soothing colors that complement the tones of the desert sky. Enjoy your morning coffee or an afternoon cocktail on the patio overlooking the stunning mountain range.

The living room opens out to a manicured garden setting that brings the natural elements indoors. It features a comfy, new couch that folds out to house additional guests. The kitchen is fully stocked, and allows you to make a perfect meal that you can enjoy al fresco. For those looking to stay in and relax, complimentary cable is provided on the Smart TV in the living room.

The bedroom features a plush king-size bed, with soothing sheets that will give you that perfect night`s sleep. The bathroom is completely updated, with a shower/tub combination that serves as the ideal place to relax and unwind.

From the splendid mountain views to the meticulously maintained grounds, we offer you the luxury and convenience of a resort, with the comfort and conveniences of a condo that will make you feel like you`re home.

You’re renting the entire condo and outdoor area. Make yourself at home, as everything is yours to enjoy exclusively!

Our property is professionally managed by a full service vacation rental agency, so your trip will be worry-free from beginning to end. We will take care of everything from hosted check-in to departure, and will be available for anything you need along the way. We are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.

Our property is located in the Desert Highland Gateway Estates neighborhood of Palm Springs. Nearby attractions include the many restaurants and nightlife of Downtown Palm Springs, the galleries and hot spots of the Uptown Design District, the world famous Palm Springs Aerial Tramway and Palm Springs Air Museum.

The house is a quick Uber or taxi ride from Palm Springs International Airport. It’s also surrounded by an endless array of restaurants, nightlife, and shopping options. Grocery stores and gyms are all close by, and we provide recommendations for anything you might need.
CITY OF PALM SPRINGS REGULATIONS & RENTAL RULES
(we don`t make the rules, but we do follow them!)

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime max occupancy is 6 people.
- Overnight max occupancy is 4 people (2 in bedroom, 2 on couch).
- Maximum of 2 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- The City requires a signed written contract for all guests, as well as a copy of the primary renter`s government ID. This will be taken care of during check-in.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Our onsite greeter will meet you at the home and give you a tour.
- Keycard for the community gate is provided. If keycard is lost, guest will have an additional fee of $150 to replace it.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Pets are allowed (1 pet max, under 25 lbs), with a fee of $250 per month. Pets must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee and will be cause for eviction.

NO SMOKING
- There is no smoking in the unit or any of the common areas of the complex. Any signs of smoking in the unit will incur an additional $250 fee.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

SUMMER AIR CONDITIONING
We recommend never setting the AC below 72°, as any lower could cause the system to freeze over and stop working.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block
