The Space:

Guest Access:
The house is very private and you have the entire property to yourself. The only people who might come by are maintenance staff for essential tasks like mowing the lawn or cleaning the pool and we will do our best to arrange this at the most convenient time for you.
While the house is not fully equipped for handicapped access, it is wheelchair friendly with a few lifts up some steps and across grassy areas.
Early check-ins and late check-outs are complimentary provided there are no prior bookings on your dates. Confirmation for these can only be given the evening before after 7pm of your stay, so please message me if interested after that time. If your travel plans hinge on early check-in or late check-out, it's advisable to book an extra night to guarantee availability, potentially at a reduced rate.
Please note, if we do grant a free early check-in or late check-out, we reserve the right to accept last-minute bookings that may require you to revert to the standard check-in/check-out times listed. You will be promptly notified in such cases, so please be prepared to check out from the standard checkout time onwards..

-The pool heater (a “heat pump”) is set to 84°F.
-On most days, it can raise the water temp about 10–15° above the outdoor air temperature.
-Since it works by pulling heat from the air, cool nights or chilly days can keep it from reaching the full 84°.
-Remember: the “average temperature” is based on both day and night temps.
Before July 1 & After Sept 1:
-The water temperature will vary more with the weather and is unlikely to reach any higher than the average (day/night) air temp.
-Even if the heater is on (at the owner’s discretion), it may not always feel “swimmable” to everyone.
Other things to know:
-The pool is large (30,000 gallons), so it can take a couple of sunny, 80°+ days to warm back up after cooler weather.
-The heater only runs during the daytime.
-Setting the thermostat higher than 84° won’t heat the water faster—it just makes the system keep trying, even if the weather won’t allow it.
-We don’t use gas heaters because they cost about $10/hour to run (one weekend once used a $600 tank). The heat pump is the most sustainable and fair option for everyone.
In summary: We can’t guarantee an exact water temperature, but we’re always hoping for blue skies and perfect swimming weather for your stay! If the pool isn’t swimmable during your visit, we hope you’ll still enjoy everything else the home and the Hudson Valley have to offer.
The Neighborhood:
The house sits on top of a hill with outstanding, almost 360-degree views, with no other place in sight. You have total privacy up a long drive, so you are free to do as you wish in complete privacy.
Getting Around:
You need a car, and in winter, a four or all-wheel drive is a must as it has a steep driveway. In winter, if you don't have a 4 wheel drive, you can park 1/2 way up the drive and walk the rest if needed.

Our water comes from a well and is thoroughly filtered however all the wells in the area have had an increase of iron in the water this year and as a result when it gets heated it tends to have a slight tint. You might see a slightly darker color at first and then it will start to clear, but don’t worry it has been filtered and tested to be 100% safe for drinking and bathing. You may see a bit of a stain on the white towels but it all comes out in the wash.
The pipes have been flushed and sterilized and we are doing everything we can to mitigate the issue.
** Please note that the use of the provided washer is "at your own risk", as stated above the hot water may cause stains. We suggest using Only cold water if you do use the machine.
As winter approaches, it's common for field mice and bugs to seek shelter indoors. While they're harmless, we've taken steps to minimize their presence. If you happen to encounter any, please understand it's part of the seasonal transition. Our team is here to assist you, prioritizing your comfort and safety above all else..

Wanted a convenient location in Judson Valley to get family together and enjoy hiking, cooking and enjoying each other. House and facilities were great, clean and as advertised. Plenty of space, great pool, grill, kitchen. Host was available for all issues and very flexible and generous. Perfect stay

Stayed there to two nights over the weekend. Amazing house. Very clean, great set up, kitchen fully equipped, house overall is perfectly equipped. Outdoor area is beautiful too. Owner was very responsive, even recommended things to do in the area, and answered all my questions.

A girls weekend
We had a wonderful stay at the Granite house - I don't think the photos do it justice! It is modern and sophisticated with 5 supremely comfortable bedrooms. We barely left the house because the property and pool were so enjoyable. Would rent again without a hesitation.

Relaxing Long Weekend
Our stay was comfortable and fun! The property is beautiful and well equipped for a relaxing long weekend. We really enjoyed the pool and access to hiking in the area. The sunrises were perfect and we loved sitting out on the deck. The only thing to note is that the water comes out orange/brown I believe because of the septic system. There is a filtered water tap in the kitchen for drinking which suited us just fine. I would absolutely stay here again.

Relaxing Gorgeous Home
I would absoutely rebook this home. The owner was extremely responsive and the house was gorgeous, very well kept and very spacious. The house is even better in person. The large windows overlook beautiful green scenery and the masterbed room has its own balcony to enjoy your morning coffee. I loved how the yard was enclosed which allowed us to have our two dogs join us while outside without having to worry about them leaving the property. The pool area was beautiful and such an added bonus. My three year old had the absolute best time swimming. This house allowed my family and I to have life long memories together and i’m forever greatful.

Superb!
Grey is an awesome property manager. The property itself was recently renovated and looks terrific. The furniture is comfortable and stylish. It was a super relaxing getaway by the pool and I couldn't recommend this property enough. The attention to detail and cleanliness makes this one of my new favorite properties to book.

An idyllic weekend away
We had such a lovely stay. The house was beautiful and had everything we could have needed. We were very impressed with the attention to detail that went into decorating and furnishings each room and loved swimming and hanging out by the pool. We enjoyed a beautiful hike a short drive away and enjoyed a visit to the Hudson House and Distillery. Our host made the process so simple from check in to check out and checked in on us frequently. We would definitely come back and hope everyone else visiting has as nice weather as we had!
