A warm welcome to your private vacation home in the beautiful, gated community of Briarwood, Naples. Full of sunshine, this spacious 4BR/3B pool villa, is ideal for families, couples & friends. Everything has been provided for a luxury vacation or staycation experience, and is professionally cleaned. Working from home? Home schooling? We have you covered. There is space for everyone and high speed internet. A short drive from downtown Naples, stunning beaches, restaurants & much more.

We very much want you to feel at home and able to fully relax in comfort in this beautiful vacation villa. Imagine waking up in the king size bed in the master bedroom with the sunshine filtering through the plantation shutters. Open the doors from your bedroom onto the patio, and dip your toes, or jump straight in, to the heated pool, for a refreshing wake up! Make yourself a coffee at the from your choice of coffee makers, and relax on the pool deck, whilst contemplating what the new day has to offer. A leisurely day by the pool? An afternoon nap? A beach day, perhaps, or exploring Naples. And if your schedule includes work time or home schooling, set up on the patio - it is definitely going to beat the office or the classroom! And if you need more privacy, there is a dedicated desk space in the master bedroom.

The home has many brand new furnishings and there is a relaxing, comfortable feel throughout. Everywhere is light and bright and the high vaulted ceilings, fans and sliding glass doors to the screened patio and pool area, provide Florida indoor/outdoor living at its best.

The gardens in Briarwood are tropical, lush and well tended, and you have a tranquil lake view from your patio. The lanai is completely screened, and ready for your outdoor dining, and poolside lounging and sunbathing. There is a brand new, gas BBQ/grill for those outdoor chefs amongst you and large array of pool rafts for you to choose from, if floating around is your goal for the day

The spacious open concept living area is the hub of the home - with comfortable and sociable seating, and a large smart TV with a comprehensive cable package and all the popular streaming apps. We have also provided some family games which you will find in the media console below the TV.

There is plenty of indoor entertaining space - the main dining table seats 8 and there is a kitchen style dining area that seats 4, looking out over the pool and the lake.

The kitchen is fully equipped - the owners have thought of everything for you, including a breakfast bar and a coffee station, where coffee lovers will find everything you`ll need. There is a choice of a Keurig or regular coffee machine, a french press and even a coffee bean grinder, as well as starter amounts of Keurig pads, ground coffee, sugar and sweetener. For tea lovers, there is a kettle, and a tea pot for you.

The refrigerator has a water and ice dispenser, essential for those hot Florida days and you will find all major appliances, as well as many small ones, including a toaster, a blender for those healthy morning smoothies, a hand mixer, a waffle maker, and much more.

Through from the main living area is the master suite, which also overlooks the pool and has private access from the bedroom. It has a comfortable king-sized bed, a large walk-in closet, a comfortable reading chair, a desk and desk chair, and private ensuite bathroom. The master bathroom has a large soaking tub, a double vanity, a walk-in shower, and a separate toilet. There is also a hairdryer, make-up mirror and we supply shampoo, conditioner, body-wash, and hand soap for your convenience.

On the opposite side of the living area are the 3 guest bedrooms and 2 guest bathrooms.

The guest bedroom at the front of the house has a king size bed, a smart TV and plenty of closet space. There is a bathroom next door to it with a tub/shower combination and the entire hallway can be closed off to create a private suite.

The second hallway leads to a second guest bedroom with windows onto the pool deck and 2 twin beds - perfect as a kids room (although the beds are light enough to push together for a more intimate sleeping arrangement). It also has a smart TV, a large closet and shares a bathroom with the final guest bedroom. This has a king bed, a large closet and a smart TV.

For our tiny guests, there is a pack ‘n play (with bedding - stored in the master bedroom closet) and also a high chair.

All the mattresses are new and the pillows have sealed coverings which are 100% bed bug proof. The bedding is new and comfortable to sleep in and all duvet covers are fully washable and laundered after each guest stay.

The laundry room is equipped with a washer and dryer and basic supplies and has access to the 2-car garage. Feel free to park the garage.

In the garage, you will find a wide variety of pool inflatables, as well as 2 adult bikes and 2 kids bikes for your use. We have tennis racquets and balls available for use at the Briarwood courts. And for those Florida beach days, we have beach chairs, beach umbrella, beach bag, coolers, beach towels and beach toys for the younger guests, as well as a soccer ball, and basketball and a corn hole (bag toss) game.

The home is professionally maintained and cared for throughout the year.

During the colder season (Dec 15 - Apr 15) the pool will be heated for you and the cost is included. Outside of that time, if you would like the pool to be heated, please talk to us about that option. It is an additional extra of $15/nt.

We may consider hosting a furry member of your family (dogs only). PLEASE INQUIRE FIRST. We do have restrictions (under 30lbs) and would like to know a little about your dog before approving it. There will be a non-refundable pet fee of $100 and there is a Pet Addendum we require completing and signing.

We can also provide a weekly cleaning service for an additional charge.

Please note:
There is a non-refundable security application fee that is submitted to the community association, for guest access to the Briarwood Community. This is included in fees shown when booking.

Guests will have access to the entire house, pool area and garage. They will also have access to the Briarwood community amenities.

We manage this beautiful vacation home for the owners and are available by phone or text anytime during your stay. There will also be a comprehensive house manual at the property.

Briarwood is a beautifully maintained gated residential community, with 24 hour security at the gate. It has a relaxed, tropical, feel to it, with quiet, safe streets, perfect for leisurely strolls.

You will have access to the community facilities, including the heated lap pool and resort-style pool. If you are feeling energetic there are also tennis, basketball and volleyball courts.

The location is central to most of Naples attractions. The city is renowned for stunning beaches and sunsets, magnificent waterfront homes, world class dining and shopping, a vibrant arts scene and abundant outdoor activities.

At Briarwood, you are just a short drive from downtown Naples, shops, restaurants and bars and, of course, the beaches. If you are a golfer, you will have plenty of exceptional courses to choose from. There are nearby supermarkets for everyday essentials.

There is very easy driving access to both US41 and I75 for RSW airport, Fort Myers and Sanibel to the north, Downtown Naples close by, and Marco Island to the south.

One of the attractions of this vacation home is its location within the gated Briarwood community. To ensure security and to gain access to the community, guests must immediately complete the Briarwood application form to confirm their booking. There is an application fee, which will be applied at booking.

This is a non-smoking property. Discovery of smoking anywhere on the premises will lead to loss of security deposit. Thank you for your understanding.
Pets. We will consider small dogs (no cats) under 30lbs but ONLY with approval. Please inquire BEFORE booking and tell us a little about your furry family member. There is a non-refundable $100 pet fee and you will be asked to complete a pet information form.

Pool heat. Between Dec 15 and Apr 15 pool heating is provided, unless you tell us otherwise. At all other times of the year it must be requested and is available at $15 per night. This fee will be charged after the booking has been made. The temperature will be set at 85 degrees.

Pool: Please note that there is no pool barrier, so children of all ages must be supervised at all times.
