Cabin 1: Tiny Town at Historic Hico Ranch is a 2-bedroom retreat (King, Queen, 4 Twins) on a working ranch Billy the Kid may have visited! Unwind by the community fire pit, feed the animals, enjoy the fishing pond and even bring your horse. Just 1.5 hours from DFW and minutes from downtown Hico, this peaceful escape blends southern hospitality with small-town charm—perfect for couples, families, remote workers, or groups renting all 7 cabins plus RV spots for special gatherings.

This is a flexible home that is available for nightly, weekly, and monthly rentals.

Please note: This cabin is available for a maximum of 4 adults or maximum of 4 children (8). For Working crews - Max 4 adults; not 8.

Bringing your horse? We offer a Horse Motel and 20 acres for riding. Inside, you'll find plenty of sleeping space, a fully equipped kitchen with everything needed for home-cooked meals, and spacious indoor and outdoor dining areas—ideal for family reunions, group getaways, and extended stays. Kids will love visiting the friendly cows, mini goats, sheep, and mini donkeys, while adults can enjoy peaceful mornings with coffee as the ranch comes to life.

 ∘ If you plan to arrive after 8:00 PM, please let us know in advance. These are after-hours, and we may not be available to answer calls immediately if you need assistance.
➢ Weather
 ∘ Rainy day? An umbrella and boots may come in handy, as it can get muddy.
➢ Parking
 ∘ Please park on the gravel area directly in front of your cabin.
 ∘ Parking is available for 2–3 vehicles.
 ∘ If you have more than 3 vehicles, please contact your host to request overflow parking.
➢ WiFi
 ∘ WiFi is available but may occasionally be spotty due to the rural location.
➢ No Smoking, No Parties
➢ Pet Policy
 ∘ No pets are permitted due to the ranch animals on the property.
 ∘ Emotional Support Animals (ESAs) are accepted only with a signed doctor's note. Please refer to the Pet Policy for complete details.
➢ Texas Water Note
 ∘ Due to natural sediment, tap water in Texas may appear cloudy, have an unusual smell, or an odd taste.
 ∘ Some guests choose to use bottled water instead.
➢ Pest Control Notice
 ∘ We use professional pest control, but minor pest activity may occur between cleanings.
➢ Trash
 ∘ Trash bags may be disposed of in the dumpsters located near Cabin 1 along the tree line.
➢ Rental Rate Structure / Policy
 ∘ The base rental rate is calculated for 1 guest, 0 pets, per night.
 ∘ All adults, children, and any permitted pets must be accurately included at the time of booking to receive the correct nightly rate.
 ∘ Failure to provide accurate guest counts or pet information will result in rate adjustments.
➢ Additional Guest Fees
 ∘ Additional adults: $10 per person, per night.
 ∘ Additional children: $5 per person, per night.
 ∘ (Florida rental homes and the Garland, TX home have different guest fee schedules.)
 ∘ Additional guest fees are standard practice in the short-term rental industry and help offset increased utility usage, property wear and tear, and ongoing maintenance.
➢ Pet Fees (If Permitted)
 ∘ Reservations of 1–7 nights: $75 per pet, per stay.
 ∘ Reservations of 8 or more nights: $10 per pet, per night.
➢ Occupancy and Visitor Policy
 ∘ Only guests registered at the time of booking are permitted on the property during the rental period. Visitors are not permitted without prior written approval from the host, Kara.
 ∘ This policy complies with city rental permit requirements, property insurance, and business policies.
➢ Conduct and Quiet Hours
 ∘ No parties or events of any kind are permitted.
 ∘ Quiet hours are strictly enforced from 9:00 PM to 9:00 AM, both indoors and outdoors.
 ∘ Noise complaints or a police response may result in immediate eviction without refund.
➢ Policy Violations
 ∘ All house policies are aligned with VRBO platform policies.
 ∘ Any policy violation will be handled through the applicable Online Travel Agency (OTA) resolution process.
 ∘ Guests are subject to both the booking platform's Terms of Service and the host's house rules.
