This home is part of the award-winning Big Bass Lake gated community.

Guest access
Guests are able to access anything on the property except for a private storage room. A huge outside deck, fire pit area, game room plus all the rooms in the house are yours to enjoy!

★ House Rules ★

* This is a private gated community. Registration form will be sent upon booking.
* Out driveway can accommodate ~ 6 vehicles
* There is a speed limit within the community, following speed limit is mandatory or there can be a fine issued by the security that you will be responsible for
* If a ticket/citation is issued during the duration of your stay, you and your group WILL be responsible for paying it.
* No fireworks/flying lanterns within the community.
* Pet fee is $40 per pet, per night
* Trash/recycling must be brought to the community dumpster located by the front gate of the community, otherwise there will be a fine.
* Guests use amenities at their own risk.
* Please leave the house in the same condition as found
* Please clean up the BBQ after you are done using it, otherwise there is a $30 cleaning fee
* There is a $35 fee for each lost remote control
* No loud music on the outside (please be mindful of our neighbors)
* Maximum amount of guests allowed as per community regulations is 12 (Children under 3 do not count)
* Please take your shoes off in the house to help us maintain cleanliness for you
* Children must be accompanied by an adult at all times
* SMOKING: Please no smoking in the house at any time! If you smoke outside, please keep the perimeter clean.
* Generally we do not accept large groups of under 25 years old. Smaller groups will require an upfront deposit depending on the group size and age.

The property is quite nice! We would stay here again. The listing is quite accurate regarding everything to expect, we had a great time. The property owner was very communicative regarding any little issues that came up.

Amazing getaway for friends!

We recently stayed at this property and had an absolute blast. Our host Patrick was informative, always quick to respond and helpful every step of the way. The community is beautiful and we couldn’t have been happier with our time. Would absolutely recommend and would run it back when our group returns to the area!

Lovely stay!

Wonderful and very well-appointed house. Easy trip from Philly or New York to a beautiful house in the Big Bass Lake development. Plenty of amenities nearby, but really no reason to leave the house! Kitchen has everything you could possibly need, beautiful dining table with seating for 12+. Plenty of outdoor space, great outdoor fire pit and indoor fireplace, fun game room for all ages. Will definitely stay at Patrick’s place again for my next Poconos vacation!

Bring your Vacuum, gloves and masks - then have a great time.

I came here with my family of 12, the location was ok for Poconos, the community seemed clean and all went well outside other than the security guard not being at times, but Google maps will get you to the main entrance. The host was very responsive and provided everything timely prior to our arrival. It was upon our arrival into the home however where some of our issues begin. As soon as we came in, we smelled a very pungent stench of animal urine and feces. The house seems smaller than it looks in the pictures, but overall the kitchen, living room and bedrooms were well equipped with bedding and AC's. The first level is very outdated, but upstairs everything seems much more recently renovated. The biggest issue we had was when we were all trying to get to bed and noticed that the bunk beds were very uncomfortable as the lower bunks are almost on the floor for some reason and they are bolted in. The other beds have pretty hard matrasses and pillows so we all woke up with aches and pains. There was a limited amount of towels provided, so bring your own or be prepared to do laundry, which does work. The worst part however is that two of our guests had nowhere to sleep because both of the sofa's smell like urine so they are impossible to sleep on and IF you dare opening the sofa beds, I highly suggest gloves and masks!!! My 15 year old son had nowhere to sleep so he was trying to open both sofa beds only to find extreme dust everywhere, pills laying around, dead bugs all over, no extra bedding anywhere, someone's old Air pods were there, among many other creatures. When I mentioned this to the owner, he offered me a $150 refund and claims that their home has been cleaned by the same service for over 15 years now and they have never had complaints - I am assuming this is because no one ever tried to open up the couches in all of that time. One of our guests didnt even bother driving in until our last morning there to avoid having to sleep on the floor. The owner said that their beds are meant to have 2 people in each bed so the sofa beds are just extra and not counted as beds??? but I wouldn't sleep with my 15 year old son or my brother, so that didn't work for us! Lastly, the internet suddenly shut down in the early afternoon of our last night there, when I informed the Owner, he informed me that they had a power outage. We cut our trip short at that point to avoid any further nuisances. They really should hire a new cleaning crew!!

Great house for large group

I booked this property for my brother's bachelor party and everyone loved it. There was plenty of room for all of us to relax inside and outside by the campfire. 10/10 would recommend to everyone looking to stay in the area.

Ok so this was awesome……. Look just like the photos…. It was very clean. It was three bathrooms one of the toilets didn’t flush. But was didn’t trip… if your looking for a family stay this play is perfect game was so much fun. His place is perfect for winter or summer time stay

Great place for a friend group

We loved the location and feel of this home. There gas log fireplace , well chosen mountain decor, and perfect layout for 4 couples made it an excellent stay. We only wish the kitchen was a bit better equipped for all of our great meals

nice house, lots of potential

This house has a lot of great features and was great for our family get-together even though it was too cold to enjoy any outdoor activities. Unfortunately, the cold weekend exposed some slight issues with the property -- mainly regarding temperature control. The kitchen was very cold -- I believe because the seals around the sliding doors are old/defective so a lot of cold air was consistently coming through. Additionally, the basement level never got past 64 degrees not matter how high we adjusted the thermostats. We also had a slight issue with the ceiling lights in the living room, but the homeowner was very accommodating and offered to send someone out to fix them immediately. Overall the house was great, very spacious, and very clean -- and the game room downstairs was a big hit!
