Right in the heart of the Balboa Peninsula, this beautifully remodeled 3 BR/2BA lower level home is located between the 9th St Bay Beach and the Open Ocean. Enjoy a family friendly day on the bay kayaking, paddle boarding, swimming, or walk across to enjoy the Surf.
From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc
Our home is one of two units in a two unit building.
Our home is located on the ground floor and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), fireplace, Smart TV, dining room table with seating for 8, Patio & Propane BBQ, Washer/Dryer, and Garage Parking

HOME LOCATION:
This property is located in Balboa between 9th & 10th St. between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.
For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out at making this home an ideal location for families.

A block from the beach
Great location and convenience on Balboa Peninsula. Clean, newer, good quality interior finishing with a large living and kitchen area. No CA but good beach breeze and fans for all rooms was great. Having bikes, chairs, bogie boards, beach umbrellas, etc was a great bonus… whole family really enjoyed our first Rental experience.

Good House Horrible Host
The location of the house and the house it self were nice. But the host was very strict I asked if I could have a little bit earlier check in and a little later check out and I was denied. Not only that the host had the audacity to message me after our stay stating that we were to loud and received multiple complaints although not 1 single person came to us and complained and asked us to be quiet (Which we would have been if we were asked). Not only this but the host after saying we were to loud said that we would be charged for any damage although there was no damage (assuming we damaged something). Overall, the house was great but I would have not rented knowing this is how the host would be.

Thank you for staying with Tower 17 Properties.
Yes, this is one of our nicest and well-kept homes in the city of Newport Beach.
Unfortunately, your reservation was squeezed between two separate reservations which required detailed cleaning before and after each guest. For that reason, we could not grant your party an early check-in or late departure time in order to uphold our standard of cleanliness.
Regarding your reservation, on the last night of your reservation, we received not one but three separate complaints regarding a party and extremely loud music. These calls came in between 3 and 3:30 am after our neighbors felt as if they could no longer tolerate your group's unruly behavior. After calling the phone number on the reservation twice without a reply we sent a representative just after 3:45 am to resolve the issue. When he arrived he was greeted by the neighbor who informed him that your group had recently settled down. We assume this was after having received our voice messages and or after having been spoken to by our neighbors or local Police/City Lodging Officials.
The next morning we made you aware that both you and your group were not welcome back at this or any of Newport Beach locations. Additionally, you were made aware (as it states in our ad) that you would be held liable for any city fines issued to your rental address during your stay. Please understand that our homes (as well as any of the licensed vacation rentals in the city of Newport Beach) are not the place to have a loud and unruly party. We are saddened that you felt our home rules did not apply and therefore since you were unwilling to follow the "Newport Beach Good Neighbor Policy" we are unable to have you stay with us again.
