- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

We had a great stay!

The location of the property is excellent. The pool area is very nice and well maintained. The beach was great in front as well. We rented a car, but walked whenever we wanted to go to a restaurant or go shopping. The small Xaman-Ha ruins are across the street. We saw agoutis, some coatis, and some iguanas on the grounds, which we definitely appreciate. The AC was great. The beds were comfortable. Check-in was a breeze. If there was downside, it was that, while the listing includes sleeping for six, the dining table and couch in front of the TV only accommodate four. This is reflected in the photos of the listing, but I just didn't consider it until arrival.

Most Gorgeous Sunrise Ever!

This very beautiful condo has a spectacular ocean view. It is close enough to the main 5th st boardwalk but very private and quiet compared to the bustling hotel and bar scene on the east side of the boat dock. Staff at the condo grounds are friendly and helpful. Stayed five nights in June and it was very quiet and not crowded at all. The condominium was in excellent order and has an excellent location to beach and pool. Appreciate the washer dryer. We rented a car and drove to several day trips and to the local market to stock up on groceries for our week. Would highly recommend this unit and specifically the location. Able to experience once in a life time sunrises right from your own bedroom. Having maid service every other day was a big plus!! The master bedroom is very spacious and has its own private bathroom. We didn’t have our door code when we arrived so we had to communicate to get that code
this was our only hiccup, very minor.

Great property close to beach and shopping

Property looks like the photos the owner has posted It Need a few more touches to make it suitable for more than 2 people They are no side tables in the second bedroom very annoying to have to place your phone,meds etc on the floor Living room need a second couch the one in the room only sit 2 and they are no other chairs had to use the patio chairs A few light blankets would have been appreciated The lights in the main bathroom are terrible can’t see anything

The block is fantastically located with a great pool and beach. The apartment itself is spacious although a little tired and in need of modernisation. The view from the balcony of the ocean is to die for.

love this condo , ive been twice and its a super location. Super clean, friendly, very disappointed the other bartender Robyn is no longer there. He made everyone feel like we were home and always great pool drinks .

Wonderful, quiet spot in the heart of Playa Del Carmen

The condo was spacious, had a wonderful balcony, and a great view and access to the beach and the 5th Avenue area of Playa. The grounds were nicely kept and the staff was great! We were at the end of low season so we had some construction going on but the construction crew members made sure that walkways, etc, were clear and the noise level was low. We would definitely book the condo again.

Great Place

I recently enjoyed a serene beachside escape at a property just a three-minute walk from the ocean. This condo offered the perfect blend of comfort and convenience, creating a delightful and relaxing getaway. The property's most outstanding feature is its proximity to the beach. A quick three-minute stroll takes you to the unspoiled shores of the ocean. While it's a public beach, it maintains a peaceful and uncrowded atmosphere, making beach outings truly enjoyable. The property itself is impeccably maintained, from the well-kept lawns to the condo units. The condo we stayed in was spacious and tastefully decorated, providing a cozy home away from home. The living area was roomy and comfortable, ideal for quality time with family and friends. The kitchen was well-equipped, simplifying meal preparation. However, the master shower was a bit small, which could be a minor inconvenience for some guests. Nevertheless, it didn't overshadow the overall experience. What truly sets this property apart is its exceptional customer service. Two minor issues arose during our stay, but the property management promptly and efficiently resolved them, ensuring our vacation remained hassle-free and enjoyable. In summary, this property is a tranquil beachside retreat. With its proximity to the uncrowded beach, well-maintained premises, and a commitment to excellent guest service, it's highly recommended. We plan on returning!!!

Great Location

The condo was very spacious for the 4 of us including our two sons in their thirties. Great view over the pool area and the sea beyond. And a great double balcony to sit out. Only a couple of minutes walk to the pool area and onto the beach and 10 minute walk onto 5th. Walmart a 20 minute walk away. Tried lots of different restaurants during our stay and none disappointed. Pool bar was good fun even though it was out of season and not many guests around. This was great for us as no rush for loungers around the pool! Only small complaints really about the property were seating inside the lounge area was limited to one couch for 4 adults so we had to bring in chairs from the balcony. A dishwasher would have been nice and a kettle
.us Brits like a cup of tea in the morning and had to boil up a pan 😀. Management company Five Star were excellent

Graduation vacation

The condo was great! It was clean, and well kept. I appreciated the housekeeping service and drinking water. The location is amazing. The condo is walking distance to many good restaurants and shopping. We loved being right by the ocean and pool. The views from the deck are wonderful! Thank you!

Great Location!

The front desk reception, Ana, was great. Check in was quick and we received all the information we needed. The view from the apartment was beautiful. The apartment was spacious and had everything we needed. We especially liked that it had washer/dryer and a parking space. The pool was great and the closeness to the beach fantastic. Location to Qunita Avenida was wonderful. The shopping, restaurants and entertainment was around the corner. We would definitely return again to the same complex.

Great Location

Xaman Ha had a great location with a short walk to the ferry and shopping and restaurant area. Beautiful beach view from the balcony. Condo was clean and as pictured except for the patio furniture which was not as comfortable as what is shown. Beds are firm for those who like a firm mattress. Beach is just down the steps from the pool area.

Excellent location and place!

We really enjoyed our stay here. What a luxury to drink and eat on the back patio with the view of the ocean. So close to the Quinta Avenida and the restaurants and shopping. We never had a reason to contact the property manager in the 10 days we were there. We can't wait to go back!

Horrible Customer Service

I was really disappointed with this property at Xaman-Ha 7103. Upon arrival to playa del Carmen I contacted Noemi (Rentals manager) to ask her about early check in . Due to the short noticed check in was unavailable until promised time , property was being cleaned at that time, however she did stated that we could gladly go take ONLY our luggage inside the condo. When we arrived to leave our luggage one of the cleaning ladies told one of the Property workers that we couldn't go inside to leave our luggage and she shut the door in his face. So I immediately went up to her to ask her why did she say no when they had told me yes already approved by management, again this same lady said no and was rude which I gave her then the same treatment she was giving me and my family. The next morning I received an email by Noemi the Manager ACCUSING me of being rude to the cleaning lady. I felt insulted because it was clear she was attacking me without even asking about what happened . I felt unwelcome in that property. The condo was not properly cleaned hair all over, I had to wash all the bed linen again because they all smelled horrible. They left some dish soap really water down. The location is really nice too bad they don't have the proper management , so unprofessional. Around our third day there was no water all night in the whole building which delayed our activity schedule since we couldn't get ready on time. When we returned water pressure was really low . Furniture is old and outdated , I would not recommend this place unfortunately I had a bad experience with this company .

Perfect location and friendly staff

We enjoyed our stay at this condo in Playa and we would love to return soon. We had a couple of issues that I emailed the manager about but they were very responsive and promised to address them right away.

Great location & love Robin the pool bartender

Great location. Robin the pool bartender/cook is worth the trip alone. Perfect for our family of 5. 2 adults and 3 teenagers. Air conditioning in all rooms and they worked amazingly. Bring condiments with you because there are only salt/pepper and soy sauce. The kitchen was bare except cooking and eating supplies which was a first for us renting vrbos but that’s okay. The housekeeper doesn’t speak any English so on Thursday there was a miscommunication and she never came back to clean. She also doesn’t clean or replace the towels. She picked the dirty ones up off the floor and hung them up😬 Thankful the unit has a washer and dryer. It’s a nice unit and the price is exceptional. Would stay again.

Perfect location

Perfectly located in Playa del Carmen. Walking distance to the centro and close to XCARET! Pool was clean! Condo had perfect view to pool/ocean. Condo was spacious. Would stay here again!
