We are so glad you found us and hope to welcome you to our Princesa Paradise!

Located in the Sandy Beach area on the beautiful Sea of Cortez, the Princesa is a resort offering unobstructed oceanfront views and amazing amenities that are sure to enhance your vacation experience.

Our goal was to create a comfortable and equipped space that can be enjoyed by friends, families, couples, and those looking to immerse in the relaxing vibe of Rocky Point.

If you are looking for ocean views look no further! This two story unit is perched above the amazing blue waters of the Sea of Cortez delivering all your eyes can handle! Million dollar sunsets and ocean breezes are calling you from one of the two terraces. Feel as though you are hovering above the ocean break and white sandy beach as you look out from the Living Room or Master Suite. Fully equipped, we have everything you need to ensure you quickly settle into the Rocky Point vibe.

This two story unit gives you all the privacy you would want for a relaxing getaway while providing world class views that will instantly lull you into the vacation spirit. There are three bedrooms and 2 baths. The two guest bedrooms are on the first level with the kitchen, dining, and living room. The spacious master suite is on the second level and has an amazing balcony.

The Princesa De Penasco offers all that you need to enjoy a resort style vacation on the beach. The amenities at the Princesa De Penasco include a clubhouse with fitness center, three swimming pools and a children’s wading pool.

This 3 Bedroom 2 Bath condo is located on the fifth floor and has a lower and upper level. In the lower level you will find 2 bedrooms, kitchen, dining-living room, one bath and balcony. The upper level includes a penthouse master suite with private bathroom and balcony. All condos have beautiful ocean views.

Sleeps 6 adults and 2 children 12 years old and under. All condos have beautiful ocean views.

The lower level has a total living area of 1,057 sq ft and a 90 sq ft balcony. The upper level has a total living area of 476 sq ft and a 164 sq ft balcony for a total combined area of 1,787 sq ft.

The Princesa de Peñasco resort located in beautiful Puerto Penasco, Mexico (commonly referred to as Rocky Point, Mexico) is a resort situated on a stretch of white sandy beaches which meet the clear blue waters of the Sea of Cortes. Princesa De Penasco is beach front resort living at its finest.

Princesa de Peñasco has been very carefully laid out to maximize the views and create the feeling of a luxurious, private enclave. Yet, it’s only minutes from Peñasco’s restaurants, shops and nightlife.

Princesa de Penasco condominiums is not a Hotel. Princesa is a privately-owned residential community that allows the individual owner the option to rent. Not all who own at Princesa rent their condos.

All of Princesa de Penasco 3 Bedroom 2 Bath condos are located on the fifth floor. This condo has a lower and upper level. In the lower level you will find 2 bedrooms, kitchen, dining-living room, one bath and balcony. The upper level includes a penthouse master suite with private bathroom and balcony. Sleeps 6 adults and 2 children 12 years old and under if condo has a sofa bed. If no sofa bed then only 6 guests are allowed in condo. All condos have beautiful ocean views.
The lower level has a total living area of 1,057 sq ft and a 90 sq ft balcony. The upper level has a total living area of 476 sq ft and a 164 sq ft balcony for a total combined area of 1,787 sq ft.

Please show respect for all common property to insure Princesa will remain a beautiful vacation destination for many years to come.

1. The HOA maintains a "ZERO TOLERANCE POLICY" no threatening, abusive or destructive behavior will be tolerated.

2. Offensive behavior is prohibited in all areas including pools, hallways, parking lots, condominiums, etc.

3. The noise curfew will be enforced from 10:00 pm - 8:00 am. Please respect security request to turn down loud music during daytime hours.

4. No fireworks or firearms are allowed on the Princesa grounds or the beach areas.

5. Drugs use is prohibited on Princesa property.

6. Glass containers are not allowed in pool areas. Swim suits are to be worn while in the pool. No street clothes in pool and nudity is strictly prohibited. Pool hours 10 am – 10 pm.

7. Do not move pool furniture from pool area.

8. Hanging towels or clothes on the balcony railing is prohibited.

9. Do not leave trash in the hallways. Take all trash (basura) to the designated trash areas adjacent to the parking lot walls.

10. NO tents or camping or Princesa grounds. No sleeping in vehicles.

11. No chairs, towels or organized games on the grass.

12. Persons under the age of 14 may NOT use the Jacuzzi. Pregnant women or those with health problems should not use Jacuzzi. Pools & Jacuzzi hours 10 a.m. - 10 p.m.

13. Parking of ATV's, trailers or recreational vehicles is only allowed along the back wall in front of C building. Trailers more than 18 feet are not allowed. Long term vehicle and trailer storage is not permitted.

14. Parking vehicles in spaces designated "owner only” is prohibited. Vehicles may be towed at owner expense.

15. Renters and guest of owners may not have any type/size pet on property or inside condominium.

16. All owners and renters are required to wear wristbands while on Princesa property. No exception! Those without wristbands will be addressed by security.

17. Vendors and/or contractors are allowed to work inside the units Monday thru Friday 9am-5pm ONLY.

18. Renters and guest of owners are not allowed visitors.

19. Please know the HOA of the resort does not allow for renters to bring pets or service animals. Their rules not ours.

Violation of the above rules by renters or guests will be subject to immediate removal from the Princesa property / La violación de las reglas anteriores por parte de inquilinos o invitados estará sujeta al desalojo inmediato de la propiedad de Princesa.

All homes are non-smoking inside the home. Smoking is allowed on balconies and patios.

No loud music, Parties or Events. Our homes are designed to provide a peaceful place to relax with Strict Quiet Hours of 11:00pm to 8:00am. We are exceedingly kind and respectful and we expect the same from our guests. Please respect other guests by not disturbing the peace. We reserve the right to request guests, to vacate the property whenever not respecting any article of the house’s internal policies or behaving inappropriately.

Only guests registered in advance of arrival are allowed on property.

Loss and Damage Items: Guests are responsible for any loss or damages to our property and will be charged accordingly. Please notify us immediately of any incident and we will make all efforts to clean/fix items without charge. If it is irreparable, we cannot carry the financial burden for actual losses.
