PET FRIENDLY: We welcome you to bring your furry friends. An additional $50 per pet cleaning fee will be applied. For example, if you plan to bring one pet a $50 charge will be applied at checkout. If you plan to bring two pets, please select pet at the time of booking and we will request an additional $50 through the VRBO app.

EXTRA GUESTS: Please let us know if you`re interested in bringing more than 6 guests. Extra guests may be accommodated at a $50 per night per guest fee. So one additonal guest staying for 2 nights would require a $100 extra guest fee.

IMPORTANT NOTICE: Traveling in California during Fire Season (June to November) As we approach fire season in California, which typically runs from June to November, we want to ensure your safety and the protection of our properties. Please note that burning firewood will not be allowed at our properties during this time. We strongly recommend purchasing travel insurance or trip protection to cover any unforeseen circumstances related to wildfires, such as evacuations, property damage, or trip cancellations. By taking this precaution, you can enjoy your trip with peace of mind, knowing that you`re protected in case of any unexpected events. Thank you for your understanding and cooperation.
QUIET HOURS: 10pm - 7am

PETS: We`d love for you to bring your furry little friends on the trip. An additional $50 per pet cleaning fee will be applied. And two maximum of pets are allowed. Please let us know ahead of time and we`ll leave a special treat for your pup :)

EXTRA GUESTS: Any guests beyond the number listed on your itinerary will be charged a penalty at $50 per person per night. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy.

SMOKING: Please do not smoke or vape inside. But we`re in the country and there`s a lot of open air just outside the door. Please consider the risk of fire. Fully extinguish all cigs and safely toss them in the trash. $200 additional cleaning fee if evidence of indoor smoking is found.

HOT TUB USAGE: The guests use the hot tub at your own risk. The owner no responsibility for any occurrence associated with the hot tub usage.
Hot tub will be inspected after each guest.
-If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the Guest will be charged an additional cleaning fee of $150.
-We provide red plastic cup for guests to use if broken glass is found in the tub, the guest will be charged an additional cleaning fee of $300.
-Damage to any cover will result in a $450 charge. Covers should remain on the hot tub at all times when not in use.
-No children under the age of 12 years old are permitted in the hot tub without adult supervision.
-Animals are not allowed in the spa, A separate $150 cleaning fee will be added for breaking this rule.
-Guest agrees to follow the hot tub usage instructions posted by the hot tub. The bromine floater must remain in the hot tub at all times.
-A hot tub is drained, cleaned, and refilled by the host. Guest is not to drain the hot tub. Additional fees may apply.

SECURITY CAMERAS : There is a Ring security camera at the front door and a solar camera above the sliding door in the master bedroom overlooking the back. The cameras are installed for the safety of both guests and the host. Please do not touch or temper with the security cameras. Touching or tampering the security camera is subject to possible eviction.

PACKAGES: For liability reasons, package deliveries to the home are not permitted. Please arrange for delivery to a nearby pick up center.

CHECK IN/OUT: Check in will always be 4pm unless previously agreed upon by the host. There is a $25/hr early check in fee. Please be ready to check out at 11am. Prompt check out allows us enough time to clean the property and get it ready for the next guest. Late checkouts can throw off our whole cleaning and prep schedules. A $50 fee per hour will be applied to any late checkout (maximum two hours).

EV CHARGING: There is no EV charging permitted at the property. A $50 per night fee will be applied for any EV charging violations. There are many EV chargers in town (Papa Murphy, Jack in the Box, Oakhurst Inn, Oakhurst Grill and Teneya Lodge).

NO PARTIES: we have a strict NO PARTY policy.
Evidence found of a party (balloons, glitter, signs, extra trash) in the house comes with an extra cleaning fee of $200.

Strict Cancellation Policy & Extenuating Circumstances

Please note, this property is in the greater Yosemite area, which is considered a high-risk fire area, all year round, and is not protected under any extenuating circumstance policy.

While natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events are covered, their policy does NOT include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida, or wildfires and/or low air quality from wildfires or storms occurring in the greater Yosemite area.

If concerned, please purchase separate travel insurance.
