Welcome to our Zen Retreat near Austin, TX. We are located 35 minutes from Downtown Austin and Airport, 8 minutes from historic Georgetown, and a little over an hour from Waco, TX. We are located in a nice neighborhood with driveway and street parking during your stay. There is a small park and playground area for kids just down the street. You'll love the koi themed interior design along with our backyard koi pond and patio area for relaxing and BBQs. We hope you enjoy your stay with us and love your experience at The Koi House.

The home was a great location for our weekend dropping of our son at Southwestern. It was a family occasion so we needed the space and.comfort, this home had it. We would stay here again!

This was a great house. Good location if you are doing business in Georgetown. We also enjoyed the very nice downtown. Great places to eat.

Perfect for our stay

The house was exactly what was needed for parents and 3 adult children for Two Step Inn. Clean, comfy beds, nice touches and spacious. Easy access to all Georgetown and northern Round Rock. Back yard needed care.

Family Christmas

We used the Koi House as the "kids house" over Christmas. They loved the beautiful yard and it fit them all well! Now that the grandkids are older they loved having their own space and could stay up as late as they liked!

Our Stay at Koi House

Walking into the Koi House was very welcoming. (Loved the little fountain) It was comfortable, clean, and had everything we needed. Loved the Koi Pond out back. Would highly recommend this house, whether business or pleasure, Georgetown is a quaint small town and loved being only 30 minutes to downtown Austin, where there are many things for one to see.

It was fine

Things didn’t begin well with the hosts advising of cancellation a little over 24 hours prior to check in. Things were resolved within a few hours and our stay was pretty uneventful. The key pad entry is tricky and needs replacement and some additional coffee would’ve been better, but it was fine. House was clean and adequate for our stay. Location was convenient since we were there for Two Step festival. Probably over priced due to the demand weekend but it was fine.

Nice property.

We enjoyed our stay at this house. Lots of room for several people and multiple bathrooms. The front door keypad does need replaced as the numbers do not all work on the first try. You have to try entering it several times to get it to work. The front & back yards were way overgrown & back yard had some litter but the owner quickly resolved the issue having it taken care of the very next business day. We would recommend this house for anyone looking to stay in the area.

Backyard a mess

We rented this property for a softball tournament weekend. We thought the backyard would be nice to hang out in after a long day at the fields. The backyard was a mess! It looked like they haven’t mowed it in awhile. The Vrbo spotlighted the koi pond as the highlight of the house and it was very disappointing.

Nice getaway

We were in Georgetown to visit our daughters for homecoming at Southwestern University. This is our second visit to the house. It is very spacious and our family could easily spread out. We love the open first floor plan. The kitchen had everything we needed. We will be back!!

AMAZING HOME!!

The koi house was amazing. As soon as we walked in we felt at home. The house was super clean and had everything you could think of. Even had board games and extra chairs to entertain others. The rooms and restrooms were super clean and comfortable. We will definitely be staying here again. Thank you so much.

'Sleeping with the Fishes' :)

Perfect for our GalPals weekend. Very clean, great beds with oh-so-soft bedding, and fully-outfitted kitchen. Unique Koi decor was repeated throughout the home, and we enjoyed the backyard, w/its covered seating & relaxing koi pond. The location is very convenient w/easy access to Georgetown & other local destinations. Although the house backs up to I-30 frontage road, , once inside, it's very quiet.
