The townhome is located in Southeast Austin, TX. It is a perfect location being just 2.2 miles from Austin airport, 6 miles from downtown, 1.2 miles form McKinney Falls State Park and 5.4 miles from Formula 1 Race Track.
Neighborhood consists of a mix of newly remodeled and older duplexes and single family homes.
This townhome is a part of a duplex. You have your private townhome as well as a private backyard.
PARKING
You can park in the driveway which comfortably fits 2 medium size vehicles or 1 large vehicle (SUV).
CRYPTO MINING
We don`t allow any crypto mining or similar activities at our home.
ANIMALS
In order to maintain an allergy free unit for our Airbnb guests, we can only accept Verified Service Animals (submit certification papers please).
BASICS
No campfires/bonfires/all cigarettes must be carefully put out and disposed of.
No candles.
SMOKING
Smoking is strictly prohibited anywhere on the property, both indoors and outdoors. A $450 fee will be charged if you smoke anywhere on the property.
No THC/herb/tobacco preparation indoors or outdoors.
QUIET HOURS
Quiet hours are from 10:30PM - 7AM every day of the week and year.
EVENTS
Please note that parties and events are not allowed at our home. We also don`t allow gatherings of more than 8 people, unless approved in advance with the host. The maximum occupancy is 8 guests, if this is violated during your stay you will be charged an additional $50/person. If the home or grounds are left in a state that requires more than regular cleaning, we will charge you the additional costs charged to us by the cleaning team + any damages.
PESTS
Our backyard is surrounded by large trees that create incredible atmosphere for our guests to enjoy. Proximity to the trees can bring bugs, mosquitoes, and other lovely creatures.
To ensure that there are no unwanted visitors in the townhome;
Front exterior door and sliding door into the backyard must be kept closed.
OTHER
Local guests must contact us BEFORE booking, please.
If personal items are left behind a fee of $25 + shipping costs will be charged back to you.
We have 3 video surveillance actively recording devices on the front of the house. All cameras are on the exterior of the property. We also actively monitor decibel levels inside the home using smart home device. The device is located on the ceiling between the kitchen and the hallway. It doesn`t record audio or video.
We have storage closet in the living room that is owner access only.
Furnishings and amenities will be as described whenever possible. If an item is damaged/broken/lost the owner will restock as soon as possible. Items in description/pictures are not guaranteed.
If there is an emergency, the owner reserves the right to enter the property or assign another person to enter the property on his/her behalf.
When leaving the property please ensure that all the exterior doors, windows and backyard gate are locked.
Please limit the usage of washer to two loads per day. We want to make sure not to hurt the septic system.
LIABILITY
The owners of the home do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guestsâ use and occupancy of the vacation rental, including but not limited to claims for personal injury or property damage/loss. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of anything arising from their use of the premises or others whom they invite to visit the premise.
