+ Efficient heating system and 2 "Evaporative Cooling Systems" - An evaporative cooler lowers the air temperature by passing outdoor air over water-soaked pads and then pulling the cooled evaporated air into the home. Evaporative cooling systems can be used effectively in the dry desert air of Mesa County. Operating instructions are included in the home, but it does require a window or two to be cracked open to allow for circulation. This cooling effect will achieve similar home temperatures as other forms of cooling; however, the air may feel more humid and be louder (due to the fan) than refrigerated air units.

+ Master bedroom located on the upper level has 1 queen-size bed, ensuite bath with walk-in shower, soaking tub, double sinks, and toilet.
+ Second bedroom located on the main floor has 1 queen-size bed with HD Smart TV.
+ Third bedroom located on the upper level has 1 twin-size bed.
+ Fourth bedroom located on the upper level has 1 queen-size bed.
+ Fifth bedroom located on the upper level has 1 full-size bed.
+ Bonus room located on the upper level has 1 twin bed trundle (2 twins) and a futon (floor only - no frame). Tons of kids' toys, tables, and television.
+ Second bathroom is on the main level. This shared bathroom has a double sink, shower/tub combo, and toilet.
