• Not pets on the property, inside or outside.
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.
GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property, inside or outside.
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs may be billed. These are not covered by the $1,000 smoking violation fine.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• No candles, incense, or strong-smelling substances.
• Treat stains immediately with remover before laundering.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.
PET POLICY
• No animals are allowed on the property, inside or outside.
• Unauthorized pets will result in a $1,000 fine, immediate cancellation without a refund, and removal.
SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
• Do not share keys or entry codes with anyone not listed on the reservation.
• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
• Do not remove or damage anything in the home. Guests will be billed for missing or broken items.
PERSONAL BELONGINGS
• Guests are responsible for their personal items. We are not liable for loss or theft.
• We do not forward mail or packages after departure. Please update your shipping address if needed.
• If your reservation is cancelled due to rule violations, you must remove all belonging from the property. Any vehicles left of the property after cancellation will be towed at the car owner`s expense.
