We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you`ve never enjoyed it before! Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville`s charm is on every side from Old City to Market Square and beyond!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- There are public paid Electric Vehicle chargers throughout downtown Knoxville, and there is not a free one available at the property. We recommend searching for close by charging stations, such as at ChargePoint Charging Station located at 811 Neyland Dr, Knoxville, or you can try and check Electric Vehicle Charging Station at 520 State St, Knoxville, TN 37902.

**Please Note: Nespresso pods will be available along with regular coffee. 37902.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest`s responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Please respect those in the building who live on the floor. They are residents and not guests, and it`s very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!


Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Best stay in Knoxville

We visit Knoxville twice a year to visit family. This place made our last stay the best yet! To start its beautifully decorated and a clean place. Furthermore, it is walking distance to so many restaurants etc.

Charming and Great Location

Well situated in Old Town Knoxville near Gay Street and Market Square with many options for restaurants and shops. Convenient to UT for college visit. Very clean condo with TN character and foosball was a fun bonus. Management was very responsive when called regarding access issue which was quickly resolved. We did hear the train but not a deal breaker. Would stay again.

Very Nice

Clean, well appointed for a one night stay. Walking distance to many nice spots for eating, shopping, entertainment. Knoxville recently changed their parking accessibility and charges, so that was a frustrating experience, but no fault of the host.

NO PARKING. NO PARKING

I visit my mother twice a year, and was so excited to find this great little spot within walking distance to so many things. Upon finding the address I circled and circled to not find any free parking. I contacted the property manager who said that was SUPPOSED to be a parking pass located somewhere obvious inside the property however, then said I may just want to park in the paid parking…ugh. Not only was there. No parking pass but I didn’t budget having to pay for parking for my entire stay. Having to interrupt our stay to constantly go out and check for a FREE space in front of the building. I finally did find one. Sadly though, and thankfully having left myself plenty of time to get to the airport upon check out, we came out to find our car gone initially thinking it to have been stolen. You can only imagine how two out of towners felt. Thankfully, our good Samaritan who lives in this building, helped us discover that our car has been towed. So now not only having the expense of the paid parking but now also an impound fee. Unless you are planning to Uber or taxi to this location, it is not advised to drive your own car as there is. NO PARKING btw… the parking pass never materialized. On top of this there is also no coffee offered. However, there is a Nespresso machine. If you want to bring your own. He also advised there is nowhere within walking distance to buy Nespresso pods for their coffee machine. I can’t say that this property was overly clean and all towels were folded damp in the linen closet. I know this is a new listing and as of yet they have not responded to reimbursing for parking. Full disclosure…. I travel a lot staying almost exclusively in VRBO properties, and my standards are high..

Hello! We firstly want to apologize for the issues you had with the parking and the coffee. We are incredibly sorry that the parking pass was missing and we've made sure it has been replaced. As we told you, we would love to refund you the cost for having to park elsewhere. We sent you a message on May 5th that we had not received the receipt for your parking, and we haven't heard from you since. We encourage all of our guests to not park in tow-away zones, as we cannot guarantee they will not be towed. Thank you for your feedback.

Extremely nice. This was our second time staying at this property. Both experiences were excellent. The property is well kept up and very nicely appointed. The location is very good for downtown activities.
