CARE OF THE PROPERTY:
Guests are kindly urged to treat the property as their own and refrain from theft. Thankfully, we've encountered only one issue. Stolen and broken items can go missing for a long time before they are identified and future guests are cheated from having the experience they deserve, let alone the cost and trouble of replacing things. If you foresee potential problems with your group, we kindly request that you refrain from renting this property.

GENERAL:
Quite hours are from 10pm to 8am. Please keep noise down on the patio and in the yard during these hours.

PROPANE BOTTLE FOR GRILL:
Should the propane bottle run empty, a full replacement is stored in the deck box on the patio. If you plan to use the BBQ grill, simply let us know, and we'll provide you with the combination to unlock the deck box for immediate access to a fresh propane bottle. Please ensure to deplete the current bottle before switching to the replacement.

SAFETY:
Safety is paramount for all, especially kids. Guests with young ones must take precautions for their security:

INPECTING AREAS:
Guests must check floors, tables, and countertops for small items or pills left by previous guests and missed by cleaners.
Prevent choking hazards or accident ingestion by promptly removing or relocating these.

TAKING RESPONSIBILTIY FOR CONSTANT SUPERVISION:
Guests are accountable for any resulting harm for not inspecting and addressing hazards. Host is not liable for claims arising from neglect or oversight.
GUEST AGREES TO SUPERVISE MINOR's 100% OF THE TIME. In particular, MINOR's are not allowed to use the billiards table without direct adult supervision. Damage to the pool cues or table will be charged to the guest.
By agreeing, guests ensure a secure environment and protect kids' well-being. Your cooperation in adhering to these measures is appreciated.

FEES FOR A FEW AMENITIES:
A BABY CRIB with a clean white sheet is provided for your convenience during your stay. Please note that there is a nominal fee of $40 associated with its use. Kindly inform us in advance if you require the crib so that we can put it out. A booster seat and baby monitor is also provided.
WOOD for the outdoor patio fire pit is readily accessible for your enjoyment. A nominal usage and cleaning fee of $10 applies for its use. You'll receive the first six logs at no extra cost, with each additional log priced at $2. Please inform us after check-out how many logs you have used.
DISHES - Guest may leave one load of dishes in the dishwasher. Guest is responsible for leaving the air fryer and pressure cooker clean, and counter, stove and sink clear of dirty dishes. Failure to do so will result in an additional cleaning fee of $35.00. Kindly start the dishwasher before leaving.
CHECK-OUT - Starting 15 minutes after the official check-out time, the guest will be charged an additional fee of $30 for each 15-minute increment they continue to occupy the property.

MISSING AND DAMAGED ITEMS:
Please be aware that any missing items from the property will be charged at their replacement cost plus 20%. Repairs will be charged at cost plus 20%. Thankfully, we've only experienced a single incident.

RECREATION ROOM:
There are House Rules which apply to opening the Big Doors in the Recreation Room. Message us for the combination code to unlock the big doors. If climate conditions are suitable, we will provide the lock code. Details about use of the big doors are specified in the house guide and rental agreement.

OTHER:
Gardeners mow on Saturdays.

There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.

ITEMS SUBJECT TO A FEE:
1) BABY CRIB
$10 cleaning fee, a white sheet is included.
No Fee for Baby Monitor or Booster Seat.
Notify us in advance so these items can be put out.
2) WOOD BURING Fire Pit
$10 cleaning fee when used.
Six logs free.
$3.00 each for additional logs.
Find in recreation room drawer
FREE fire starter block.
GLOVES, always use gloves when handling wood. Please return the gloves after use.

AVOID THESE FEES:
1) Kitchen: $35 fee for leaving dirty dishes on counters, stove, in the sink...
Dishwaser may be left full of dishes. Please start the dishwasher before leaving.
2) Overstay:
$30 fee starting 15 minutes after checkout time, for each 15-minutes guest occupies the property.
i.e. $30 for leaving 30minutes past checkout, $60 for leaving 45-minutes after check-out…

CHECK-OUT:
The guest is expected to leave the premises in good condition, requiring minimal cleaning.

RECREATION ROOM rules:
8' x 9' BIG DOORS
$350 fee for smell of smoke inside the recreation room.
To open big doors, ask for lock combination.
DO NOT move furniture out of the recreation room.
Close and lock doors:
Anytime an adult is not present.
Between 11pm to 11am.
Rain, Wet or Windy Conditions.
Insert door cane pin into floor when closed.
Sweep out wind blown debris.
MINOR's are not allowed to use the billiards table without direct adult supervision.
Damage to the pool cues or table will be charged to the guest.

SECURITY DEPOSIT (if applicable):
Fees, replacements, or damages will be first deducted from the security deposit. Refunds take the bank 2 to 5 days to process.

MISSING AND DAMAGED ITEMS:
Thankfully, we've only experienced one incident. We waived the fee.
Items missing from the property will be charged at their replacement cost plus 20%.
Damages will be charged at cost plus 20%.

PROPANE BOTTLE (No Fee for use in the grill)
An extra bottle of propane is in the deck box next to the grill. Lock combination is available upon request.
Please exhaust the current propane bottle before installing a new bottle.
