Thank you for your feedback. However, we feel it's important to address a number of inaccuracies in this review. The bed configuration — one king and one double — is clearly and explicitly stated in our listing. This was available to read prior to booking. Clothes rails were provided for hanging items, and dishcloths were stocked in the kitchen. These were present throughout your stay. Oven mitts have never been raised as a concern by any previous guest, and towel bars are not something that affects the functionality of the property. We maintain a consistently high standard at this property, as evidenced by our reviews. We're sorry this stay didn't meet your expectations, but we do feel that several of the points raised do not accurately reflect what was provided.

**Exterior presentation** • Noted. We will ensure this is maintained to a higher standard between bookings. **Downstairs bathroom** • The listing clearly states a shower ensuite upstairs and a bathroom downstairs. It has never been advertised as a shower. **Hot water / heating** • Full operating instructions are provided in our Welcome Guide on the VRBO app. • A member of your party switched off the main heating pump, which directly caused the loss of hot water. This was not a system fault and was outside our control. • Had the system been used as instructed, hot water would have been available throughout. **Broadband** • The connection was tested via speed test following your complaint and was found to be fully operational. The issue was not on our end. **Early departure** • Unfortunately, you did not contact us during your stay to allow us to address any of these concerns. We received a late text that morning simply announcing you were checking out — giving us no opportunity to help. **Refund** • As the main issues raised were caused by guest action or a misreading of the listing, and as we were given no chance to resolve anything during the stay, we were unable to issue a refund for the unused night.
