Situated on 8 acres offering privacy and seclusion - yet just minutes from downtown Durango and at an elevation of 7,000 feet, always cooler in the summer than downtown. Enjoy an alpine setting with room to roam and exceptional views, while being close to all of the incredible amenities and recreation you come to Durango to experience. The home backs up to National Forest which offers even more privacy and seclusion. The Dry Fork trailhead is just a further 3 miles up the canyon while Mesa Verde National Park is 30 minutes to the west and Hesperus Ski Area is 10 minutes to the west as well.

The home features amazing outdoor living space including multiple patios/decks with outdoor space heaters, a hammock, comfortable couches and a pond with a water feature, gas fire pit, gas grill, lush landscaping and a fenced yard. The gourmet kitchen is fully stocked and the house features 2 living spaces making it perfect for multiple families. The 2nd living space features a pool table and shuffleboard. A full size washer/dyer, 2 car garage (along with plenty of additional parking in the driveway) and fast Starlink WIFI round out the plentiful amenities.

Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.
