Welcome to Mesquite Manor! To ensure a safe, comfortable, and enjoyable experience for all guests, we kindly ask that you review and follow these house rules:
🕙 Check-In Time: Check-In is 3pm
🐾 Pet Rules No Pets on Furniture: Pets are not allowed on sofas, chairs, or beds.
No Use of Human Bedding: Please bring your own pet bedding, blankets, and towels.
Clean Up: Promptly pick up after your pet indoors and outdoors.
Supervision: Pets must not be left unattended unless securely crated. Use a blanket under crates to protect flooring.
Noise Control: Please manage barking and noise, especially during quiet hours.
No bathing pets indoors: Bathing pets in showers or tubs is prohibited. Please bath your pet outside.
Pet Fee & Damage: $100 per pet. Unregistered pets incur a $200 fee. Damage or extra cleaning may result in additional charges.
👥 Occupancy & Parking Occupancy: Maximum 2 adults per bedroom plus 4 additional adults. Total maximum occupancy: 10 guests (children under 12 not counted as adults).
Parking: Limit of 2 vehicles on the street for over 24 hours. Park directly in front of the property following traffic flow. No parking on permeable surfaces. 1 car is allowed to be parked in the garage.
🎉 Events & Quiet Hours No Parties or Events: Commercial events, large gatherings, and parties are not allowed.
Quiet Hours: 10:00 PM – 7:00 AM. Please keep noise to a minimum and respect neighborhood guidelines.
🗑️ Trash & Plumbing Trash: Collection is Monday and Thursday. Place trash in the bin behind the house and move it to the alley on collection days.
Grease Disposal: Do not pour grease down the drain. Let it solidify and dispose of it in the trash.
Toilets: Only flush toilet paper and natural waste—no wipes, feminine products, or other items.
🚭 Smoking No Smoking: Smoking is strictly prohibited inside the home.
🔥 Grill & Fire Pit (Propane Only) Supervision Required: Never leave the grill or fire pit unattended.
Propane Use Only: No charcoal, wood, or other fuels.
Turn Off When Done: Turn off both the appliance and propane tank after use.
Grill: Clean after each use and keep at least 10 feet from the house.
Fire Pit: For ambiance only—no cooking. Keep area clear and supervise children and pets.
⚡ Energy, Safety & Security Conserve Energy: Turn off lights when not in use.
Water Heater: Do not adjust the water heater (for safety reasons).
Security: Before leaving, lock all doors and windows and close the garage door.
🕙 Check-Out Time: Check-out is by 10:00 AM.
Before You Leave: Lock up the property and place trash in the designated bin and dirty towels in the washer or laundry baskets provided.

This property was perfect for myself and my friends. There were 6 of us total and we had plenty of room for the weekend. Jiovanni actively communicated with us and made sure that our special requests were accommodated. I would stay here again if needed!

While the indoor pictures are accurate, the external pics of the house were likely excluded on purpose. The neighborhood is a bit run down and not the safest feeling. Additionally, the chain lock for the front door does not operate correctly. I spoke to the owner about the front chain lock and about an underlying cigarette smoke smell throughout the house.
What was most disappointing was that there was no mention of a septic tank nor mention of a limited supply of hot water for showers. (Only 2 of the 4 of us were able to have hot showers each evening.) For the price paid, that is absolutely ridiculous.
I would not recommend this place.

First and foremost, we want to clarify some points raised in your review. The neighborhood where our property is located is a safe and welcoming area. For added peace of mind, we have security cameras installed outside the house, which many of our guests have appreciated. Your safety and comfort are our top priorities.
Regarding the door locks, they are in proper working order. The additional chain lock you mentioned was installed to comply with Mesquite rental inspection requirements, and it functions correctly. We apologize if there was any confusion around its use.
We also want to address the mention of a septic tank. Our property is not on a septic system; it is connected to the city’s sewer line. We kindly ask all guests not to flush feminine products or wipes to prevent plumbing issues—a common practice not just in Texas, but everywhere, as these items can cause clogs and damage to the system.
Concerning the hot water issue, we’ve never encountered problems before and have hosted numerous guests without any complaints. After investigating, it appears the issue was related to improper use of the water heater settings. We encourage future guests to reach out to us immediately if they encounter any difficulties, so we can assist promptly.
Lastly, when you mentioned a cigarette smell, we responded immediately and provided air fresheners as a courtesy. During our conversation, you mentioned having a heightened sensitivity to cigarette smells due to past experiences. We take cleanliness seriously, and no smoking is allowed inside the house to ensure a fresh environment for everyone.
We appreciate your feedback, as it helps us address guest concerns and improve our services. We hope that future guests will continue to enjoy the safe, clean, and comfortable experience that we strive to provide.
