The Space:
LOWER LEVEL DEN, GAME ROOM, LAUNDRY, TWO QUEENS AND ONE FULL BATH
Enter through the side door and into the den. L shaped couch with lots of room to lounge and spread out with a movie, puzzle, or a board game. Pool table and three stand up video games offer hours of entertainment. Off to the right is a full bath and a queen bedroom with a crib, as well as a second refrigerator and a washer and dryer. On the other side of the large den is a second queen bedroom, as well as an alcove for storing beach towels and other items. A back door leads to the side yard.
MAIN LEVEL COVERED PORCH, KITCHEN, DINING, LIVING, FULL BATH, QUEEN ROOM, AND DECK OVERLOOKING THE RIVER
Head upstairs to the main level. At the top of the stairs and to the right is the most charming and relaxing screened porch you ever did see. Relax here with a book or just close your eyes and listen to the birds and frogs. This is about as peaceful as it gets. The porch has comfortable seating and a couch perfect for napping, a ceiling fan, a dining table that seats 4, and lovely string lighting.
Returning inside, the second full bath is on the right and another queen bedroom is on the left. Continue to the kitchen that opens to the dining and living areas, and the enormous picture windows that look out on the river. (The kitchen counter top area is on the small side, but you can move the rolling cart to the center to create a lot more space). Throw open the sliding door on the deck and breathe the fresh air! This is why you came. The view from this level is nothing short of stunning. Relax on the couch, head out to the deck and claim a lounger, or fire up the charcoal bbq on the deck and turn steaks while daydreaming about how you might move here full time!
UPPER-LEVEL LOFT WITH OFFICE SPACE AND A BEDROOM WITH TWIN BEDS
A charming spiral staircase takes you to the upper level, with a desk and chair in the loft area for those who must work, and one bedroom with two twin beds, perfect for kids. This bedroom has slanted walls reminiscent of upstairs at grandmaâs house; quite cozy.
OUTSIDE
But you did come to the country to be outside, so get out there! Lounge on the hammock, challenge someone to a friendly game of shuffleboard overlooking the river, or head down to the dock and enjoy the peaceful waterfront. Throw a line and catch a fish (poles provided), or put some chicken in the crab pot and see if you get anything! Hop in a kayak and explore the river. Head upstream if you are a beginner, or downstream toward the Rappahannock if you have more experience. Either way, it's great to be on the water, isnât it!?
THE PROPERTY:
This home is designed to bring the outdoors in. The wall of windows in the living room with sliding door out to the expansive second level deck, and the charming vintage screened porch off the back of the house make this home a fantastic river retreat.

The Neighborhood:
Close to Richmond, Williamsburg, and Washington, D.C. yet tucked into a cove on a quiet river in the Northern Neck (NNK), this vacation river rental is the perfect place for gathering family or friends. It is situated at the end of a quiet country lane with only two other homes in sight. The NNK is a peninsula surrounded by unique and beautiful marshes, creeks, the Potomac and Rappahannock Rivers, and the Chesapeake Bay. The lesser known Corrotoman River, on which this beautiful property sits, is a river of many creeks off the Rappâs northern shore about 11 miles in from its mouth.
Youâll find lots of opportunities to explore, and to get out on the water. Launch complimentary kayaks from the water's edge and explore the quiet waterways. Or bring your boat! Tie up on our dock; our MLW is 4-5 feet!
Farther afield, we highly recommend a sailing charter (in season March 1 to November 30) or a power boat charter.
OUT AND ABOUT: Our favorite beach is Hughlett Point Nature Preserve on the Chesapeake in Kilmarnock. In the off-season it is private and stunning. In the summer months, go early as there is only room for 11 cars and no parking on the road, or head over to The Tides Inn in Irvington, an iconic 4 star resort friendly to non-guests. Walk the lovely grounds and check out the boardwalk on Carters Creek. Go early and watch the crab boats come in. Many of the amenities are available to non-resort guests, such as the Salt & Meadow fancy restaurant, or the Fish Hawk, a casual creekside restaurant and bar with a fun vibe.
Book a sail or a powerboat cruise with one of our partners and get a 10% discount! Come fall in love with Virginia's River Realm!
When youâre ready to explore the area more fully, you will be surprised that this quaint rural area offers many gastronomical and cultural opportunities. Fine dining at Adrift in White Stone- a restaurant owned and operated by a local trained at the Inn at Little Washington - is not to be missed. Also visit the Rappahannock Art League in Kilmarnock, or take in a show at the Lancaster Playhouse, pick up farm fresh items at local farmersâ markets and small shops, and grab some house made donuts at Chesapeake Donut Shop in White Stone. Explore charming Irvington town with quaint shops and delicious restaurants like The Office, Dredge, and 77 Social, a lovely small plates restaurant and bar with outdoor gas fire pits.
For rainy days, head over to Compass Entertainment in Irvington. This amusement center has indoor games, putt-putt, a climbing wall, a movie theater, bar, and restaurant. Kids of all ages love it!
You may also enjoy exploring the Northern Neck and its many organized "Trails", such as the Oyster Trail, the Wine Trail, the Water Trail, the Artisan Trail and, not to be outdone, the Coastal
Waterfowl Trail. There you âwill be rewarded with opportunities to experience songbirds, waterfowl, wading birds, bald eagles, stunning vistas, and breath-taking butterflies. " Just a short list of the many things to do and see in the Northern Neck. So, relax here- where you are more likely to rub elbows with oystermen and artists than lawyers and lobbyists. Hyacinth beckons you to slow down, breathe the salt air, and live life like a local. You may even decide to become one.
"The drive through the Northern Neck leaves one with the impression of traveling back in time, when life moved at a livable pace rather than a breakneck gallop.â (from VA Dept. of Natural Resources).
Getting Around:
You will need a car, but you can get around by boat and kayak too! Our MLW is three feet; you can put in at Yankee Point Marina! They have a great set up there; just $5-10 to launch and you can leave your trailer. They also have a small grill and a restaurant. Very friendly. And lots of fun activities during the summer so you can motor back over for some fun music, etc.
