Unleash your inner chef in our fully equipped kitchen, featuring upgraded stainless steel appliances and beautiful granite countertops. With ample space and dishware for large groups, you`ll have everything you need to whip up delicious meals and share memorable moments with your loved ones. The open layout seamlessly connects the kitchen to the living and dining areas, creating a perfect space for both culinary creations and social gatherings.

OUTDOOR LIVING:
Step outside and be greeted by mature trees, lush landscapes, and multiple inviting outdoor patios. Soak up the California sunshine poolside or unwind in the spa after a day of adventure. BEDROOMS/BATHS:
The 2 bedrooms are ready with linens and plush bedding for a comfortable stay. Each of the 2 bathrooms are fully stocked with towels and toiletries. Check out the TVs located throughout house and in each bedroom and know that you and your friends/ family will be able to relax and enjoy their time here. You’ll also stay connected with highest speed, unlimited Wi-Fi included.

CHILD TRAVEL ITEMS:
Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide pack and plays and high chairs complimentary for our little guests with a 24 hour notice in advance at minimum prior to your check in date. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance, and to please reach out to our team for details. Please note: Fees will apply for those items that would be payable directly to the vendor.

PARKING:
We have 2 parking spots in the garage, 2 in the driveway and 2 along the property on the street.

PETS NOT ALLOWED.

POOL|SPA:
Pool: $100/daily fee to 84 degrees. (More heat is an additional fee).
Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let us know at least 24hrs in advance. When pool heating payment is made, pool and spa will be at the same temperature. Spa will be heated to desired temperature on demand by guest via spa controller. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee cannot be refunded unless heating issue is due to a problem with equipment.
**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to end of May (weather dependent).

FESTIVALS:
Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with 5-10% discount, depending on the time of the year. All festival bookings are non-refundable.

CHECKOUT DUTIES: if you could kindly start a load of pool towels in washing machine, put your trash in the trash bins outside and start the dishwasher. Thank you so much.

SWIMMING POOL WAIVER AND RELEASE OF ALL CLAIMS AND ASSUMPTION OF RISK (`Waiver & Release`) In utilizing the swimming pool amenities (`pool`), you Will be expressly assuming the risk, legal liability, waiver, And release of all claims for injuries, damages, loss or Death which you, your family members, guests, invitees And licensees (collectively, `Pool Area Users`) might Sustain as a result of utilizing any and all amenities Connected with and associated with the pool. I and the Pool Area Users agree to abide with the rules of The pool (`Pool Rules`). I Understand that landlord, its Officials, directors, agents, employees, volunteers and Representatives (collectively, `landlord`) retain the right To restrict access to the pool for the failure of any person to comply with the Pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH. I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily Utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, Associated with or related to my and the Pool Area Users` Use of the pool, even though such risks may have been Caused by the negligence of the Landlord; 2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys` fees, which might arise out of my or The Pool Area Users` use of the pool, even though such Claims, demands, actions and costs may have been Caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users` use of the pool; b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children. I. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and i agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal proceedings shall be in the county of Los Angeles, State of California. I have read and fully understand the above important information, the potential dangers incidental to using the pool, the warning of risks, assumption of risk and Waiver & Release of all claims, and I voluntarily choose to use the Pool.
