(e) you have any pets, or
(f) you want to smoke on the premises, or
(g) you want to have a party with more than 4 adults at the property, or
(h) you will not be able to follow quiet hours from 10PM to 10AM.
Detailed rules:
** You must be at least 25 years old to book this property.
** City requires that I have a vacation rental contract with guest, and collect an ID from primary guest; you agree to complete the contract and provide your id.
** As per city rules, video call between owner and guest is required at time of arrival.
** Occupancy Limit: Max occupancy is 4 people (age does not matter), but 2 additional people are allowed if they are 12 years of age or under. Total daytime max occupancy is 8 people.
** Vehicles: Only 2 cars are allowed (if you are renting more than 28 nights, please discuss with owner if you have more than 2 cars).
** Noise: city says no music or sound (TV, cell phone, radio, etc.) are allowed outside at any time; i.e., music, etc. only inside, and not audible beyond the property line.

Our stay was absolutely fantastic from beginning to end. Mark was an outstanding host. His communication was excellent throughout the entire rental process, keeping us informed every step of the way. Since Palm Springs has several rental requirements and local regulations, his clear instructions made everything easy and stress-free.The house itself exceeded our expectations. It was obvious that a tremendous amount of thought and attention to detail went into every aspect of the property. Every imaginable need had been anticipated, making it feel more like a home than a vacation rental.The pool and spa were perfect and quickly became our favorite place to relax. The location was ideal, offering a peaceful setting just far enough from town to enjoy the beauty and quiet of the desert while still being a short drive from everything Palm Springs has to offer. The views were absolutely stunning, and even the neighbors were warm and welcoming.This was one of those rare places where you genuinely don't want your vacation to end. We honestly didn't want to leave and would not hesitate to stay here again. Thank you, Mark, for providing such an incredible experience!

Mark has been hosting short-term rentals for over 20 years. His first venture began in 2005 with a fully furnished home in Berkeley, California — three years before Airbnb was founded. At the time, travelers visiting UC Berkeley had few choices beyond long-term leases or costly hotels.

Today, Mark is proud to welcome guests to The Cholla House in Palm Springs. Purchased in 2024 and beautifully renovated in 2025, the home blends modern luxury with desert charm.
Guests enjoy spacious, comfortable living spaces surrounded by stunning mountain views and a peaceful neighborhood atmosphere. While the property serves as an investment, Mark also spends time there personally, ensuring every aspect of the home meets the high standards he values as both a traveler and a host.

Upper Araby Cove Location Advantages

+ The Upper Araby Cove, in southern Palm Springs, is elevated a bit above the main part of the city, and is tucked up against Southridge (with well-known houses like the Bob Hope House, Steve McQueen House, Elrod House).

+ There is almost no airport or airplane noise in the Upper Araby Cove because we are too close to the mountains to make it reasonable for airplane flight paths (landings / takeoffs); (the other parts of Palm Springs can have a lot of airplane or airport notice due to flight paths or direct proximity to the airport).

+ Much less wind in the Upper Araby Cove; therefore we get almost no blowing sand; which is very different than the north/central part of the city (especially north Palm Springs) where blowing sand (and wind in general) can make it considerably uncomfortable.

+ Only 77 homes in Araby Cove.

+ Easy access to some of the most amazing hiking trails in Palm Springs (e.g., the Araby Trail and the Earl Henderson Trail)
