Welcome to our cozy 2 bedroom, 1 bath house with fully stocked kitchen, and washer and dryer. This property is perfect for fisherman with boat parking and outside electricity. This house lends itself to families as well with TV’s in each room, WiFi, pak n play and high chair. The sunsets do not disappoint here. We are 15 minutes to Sulphur Springs, 20 to Quitman, and 30 to Emory, located right in the heart of Lake Fork. The house is located in a picturesque country setting on 60+ acres…there are bugs, dirt, snakes and things that could cause injury, including ponds, farm animals and equipment…welcome to the ranch!

The only thing at all was the vrbo app did not auto send the check out instructions. That was an easy fix via text with Peggy. Otherwise it was great.

Great location & clean.

Convenient for fishing lake Fork & right down the road from lots of restaurants. I would recommend staying there to anyone.

This home is my favorite of all of the Vrbo stays I've done over the past 3 years. I travel to East Texas several times a years to do genealogy research in Sulphur Springs. I prefer to stay at a house for the convenience of having a kitchen to prepare meals, having laundry facilities, and simply having my "own" space. This home and this host were wonderful. Peggy has provided everything you might need for your stay and if you're traveling with children, she has provided toys and games. There's an outdoor grill and a picnic table as well as a seating areha on the deck at the front entrance. The location was excellent; the traffic noise was much less than any of the hotels I've stayed at off of I30 in Sulphur Springs. The home was the cleanest and most compfortable one that I have rented. I will definitely stay here again.

Rural eclipse stay

I was in Texas for the eclipse and stayed here a week. I found the house comfortable and particularly loved the bed and the sheets. It is a rural setting complete with rooster(s) crowing in the morning and lots of open land. It is set back about 200 years from a highway, so there is a little road noise, but not very much. Hosts were very friendly and considerate, including bringing me a dinner plate with steak on the night of the eclipse.
