Heated Pool - No Additional Charge - In the event of unseasonably freezing or cold weather, it is possible that pool heating may not be operable or available, as heating temperatures typically only reach 15 - 20 degrees higher than current outside temps and may still not be warm enough to enjoy.
Beach Gear - Guest reservations of 3 to 21 nights receive a valuable credit to use towards beach gear rentals during your stay! You may use your credit for bicycles, beach chairs, umbrellas, beach carts, kayaks, stand-up paddle-boards, and more – the choice is yours! Bonus for booking your vacation with IOP Escapes!
Linens / Toiletries - All bed linens, kitchen towels and bath towels are provided for your convenience. Also included is a "starter set" of toiletries such as toilet paper, bath & dish soaps, shampoo & conditioner, paper towels, etc. but please keep in mind you will most likely need to purchase these items after your initial arrival.
Elevator - For the convenience and comfort of all our guests, elevator access is reserved exclusively for those with mobility issues. We understand the importance of accessibility and strive to accommodate the needs of every individual. In order to ensure the smooth operation and maintenance of the elevator, an additional $500 security deposit will be charged for its use. This deposit will be promptly refunded at the end of the stay provided that no issues or damages are reported with the elevator. We value the safety and satisfaction of our guests and aim to provide a seamless experience during their stay.

An authorization hold in the amount of $1,000.00 will be placed on your credit card. It will be removed once you check-out and if nothing is damaged.

Any violations of the noise ordinance are cause for immediate removal. 4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule. 5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge. 6) Smoking, Vaping, and Parties of any kind are strictly forbidden. 7) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to Covid-19. Travel Insurance is offered to cover losses for cancellations during full penalty cancellation period. 10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions. 11)Pet fee required for all pet friendly rentals
* It is the guests' responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum of $25 shipping and handling fee plus the cost of shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.

We had the absolute best time! The house was stunning and so well maintained. We loved using the kitchen as it was fully stocked with any gadget needed. The property management was so easy to reach with any questions and responded promptly. We will definitely be back!

Wonderful Stay
House was lovely and accommodated our group very well. Wet clean and convenient. Pool was quite small especially for a larger group but proximity to beach was nice consolation . Would certainly consider staying here again and recommend to others.

We are a great time at the house there was plenty of rooms and bathrooms and it was so convenient to get to the beach! We also loved the backyard and the rooftop space which had a dining table which wasn’t pictured so that was nice! Areas for improvement were that the house didn’t provide any pool/beach towels which was inconvenient for our group. The refrigerator was very inefficient for the size/price of that house. There was absolutely no seasoning to use (salt, pepper etc) more dishwasher pods and trash bags would have been helpful as well. Otherwise that house was excellent! Would stay there again.

Amazing Stay!
I booked this home last minute for Memorial Day Weekend for overflow family. The house was fresh, clean, and had very nice decor. The beds were very comfortable to sleep on. The rooftop sitting area was probably everyone’s favorite thing about the home. The management company was top notch with their communication and checking in to make sure everything was going well. The kitchen was well stocked with supplies. We had an excellent stay!

Great week!
This house was perfect for our group of 10! We had the best time! The location is amazing - just one block to the beach. We brought our golf cart and the golf cart parking on the beach path here made hauling our gear to the beach super easy. The property manager was incredibly quick to respond to our questions! This house is brand new with everything we needed and very well organized with labels on light switches and in cabinets. Highly recommend!
