The townhouse features a spacious and well-designed layout, perfect for modern living. It includes three comfortable bedrooms, each providing ample space for relaxation and personal retreat. The master bedroom is particularly inviting, with its own ensuite bathroom for added privacy and convenience.
In addition to the master ensuite, there is a second full bathroom, easily accessible from the other two bedrooms, ensuring that family members or guests have plenty of room to freshen up.
The half bathroom is strategically located near the main living areas, ideal for visitors.
The open-concept living and dining areas are seamlessly connected, creating an inviting space for entertaining or enjoying everyday life. Large windows flood the back with natural light, enhancing the bright and airy ambiance and views of the beautiful Coosa River. The kitchen is modern and fully equipped, featuring sleek countertops and ample storage with everything you need to cook.
The second-story balcony boasts outdoor seating and a propane fire pit, offering incredible views of the river, especially in the evenings.
We also have a 16 x 20 boathouse with a lift that is perfect for fishing in the evenings or parking your boat while you’re busy during the day or entertaining in the hot tub with the 75 inch TV on the back porch.

Quiet Hours: 11 pm - 8 am No smoking in the home.
No pets over 40lbs. Must be pre-approved. $100 nonrefundable pet fee. (You accept any liability for your pet) $400 pet Fee for Month + Stays

Accurate number of guests (overnight & visitors) must be noted due to insurance requirements. Guest will be charged for any additional visitors to the home if not added to the reservation but observed on security cameras. Max 12 people on the property per insurance requirements.
During stays of 7 days and longer, cleaners or maintenance are required to walk through and inspect the home.
**If the police are called to the home for any reason all persons in the home will be evicted immediately.
LOCALS: Locals must communicate the reason for the stay prior to booking.
CHECK-IN: Check-in time is 3pm. CHECK-OUT: Check out time is 10am. Guest agrees to pay the daily rental rate if not checked out by the specified check out time.
MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors will be immediately evicted without refund for unused days remaining.
By Booking, Guest also agrees to pay a charge of $50 per person/ per day for every visitor not specifically identified by Guest in the reservation.
Any tampering with surveillance equipment will result in immediate eviction of the home and up to a $200 Fine.
SMOKING FEE: Guest agrees to pay a $250/per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.
REPORTING DAMAGE: Guest agrees to keep the home in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon guest`s arrival will be reported to the Host within one (1) hour of Occupancy.
DAMAGED/MISSING ITEMS: This home is full of important Items, We have an inventory and take pictures before and after every booking. Guest agrees to pay for any damage made by guests or their visitors to the Property and furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors.
ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.
LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host/Owner harmless and indemnify Host/Owner from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees. This Property is obviously located on the water, so please use at your own risk.
LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.
COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.
KITCHEN ITEMS: All items in kitchen including silverware, flatware, appliances, etc. have been counted, and any item removed from premises will be charged to the guest.
LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Un-salvageable linens/bath towels will be charged to the guest. Use the supplied makeup wipes in each bathroom please and not the towels.
MOVING FURNITURE: Furniture is not to be re-arranged. Dragging chairs/tables on floors will leave scratches. This has to be approved in writing by the host.
ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $150+ can be charged if additional cleanup is required that goes above the standard cleaning. If your dog destroys anything you will be liable.
