The Space:

Welcome to Boatin & Floatin on Table Rock Lake!

This condo oozes a cozy, inviting vibe — with dewy white walls and a chic, minimalist decor. The living room has a comfy seating area, a smart TV and a spacious private deck with gorgeous lake views.



The adjoining open-plan kitchen is bright and roomy, stocked with modern cabinetry and appliances. These include a coffee maker, blender, dishwasher, microwave, toaster, oven, refrigerator and wineware. The counter provides an extra seating for 2, while the 4-seater dining table is perfect for hearty family meals.



The home accommodates 8 guests in total, between the 2 bedrooms and a Queen sleeper sofa.



#Bedroom 1 comes with a queen-size bed, TV and en-suite bathroom with a shower/tub combo.



#Bedroom 2 has 2 queen-size beds and a TV.



There is an additional shared bathroom with a shower/tub combo.



In the resort take advantage of the beautiful outdoor pool. Also, take advantage of a boat ramp at the resort as well as boat/trailer parking.



THINGS TO NOTE:

- A washer/dryer is included.

- Free parking is available onsite for both cars and boat trailers.

- This home is a walk-down unit around the back of the building (lakeside) requiring 24 stairs

These amenities on the property are free unless otherwise noted:

• Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the HOA. Grand Welcome nor the property owners are not responsible or liable for any refunds due to the event that any amenities are closed for any reason.

- NO DUALLY TRUCKS ALLOWED ON PROPERTY.

- NO COMMERCIAL VEHICLES WITH SIGNAGE PERMITTED.

- Parking pass must be displayed at all times throughout your stay. Guests are subject to fines if the pass is not displayed

- No bumper or hitches can be extended over the sidewalk.

- No items can be above the bed of the truck or cars. This includes tool boxes, kayaks.

- No vehicle wraps or commercial vehicles.

- No dually trucks.

- No over size vehicles.

- No trailers other than boat trailers.



The home is located 1.5 miles south of Kimberling City, famous for the crystal-clear shores of Kennel Branch Cove, near Table Rock Lake. Scenic nature trails abound the property, ideal for leisurely hikes and bird-watching.



Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $60.00 depending on the number of additional hours requested.
