Welcome to your elevated Newport Beach escape, a bright and inviting upper-level 3BR/2BA retreat just one house from the sand and steps from the Newport Pier. Designed for effortless coastal living, this beautifully furnished space offers an open floor plan with abundant natural light and thoughtful finishes throughout.
LIVING/DINING AREA:
- Spacious L-shaped leather sectional, flat-screen TV, and cozy fireplace
- Dining table for six framed by abundant natural light
- Open-concept layout with charming coastal details and ceiling beams
KITCHEN:
- Barstool seating for four at the countertop bar
- Fully stocked with dishes, utensils, cookware, and bakeware
- White and bright kitchen with stainless steel appliances
- Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
BEDROOMS:
- Primary Bedroom: King-size bed; TV, private en-suite bathroom
- Guest Bedroom 1: Queen-size bed, flat screen TV, cozy sofa seating
- Guest Bedroom 2: Queen-size bed with TV
BATHROOMS:
- En-Suite Bathroom: Dual vanity, glass-enclosed step-in shower
- Hallway Bathroom: Combination shower/bathtub
OUTDOOR LIVING:

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, two twin trifold floor mats (best suited for children), along with extra linens/pillows, are provided. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
LAUNDRY:
Free, shared laundry facility located in the garage; guests should provide their own supplies.
PARKING:
One garage space - small to mid-size vehicles recommended. General area street parking can be used, when available, in the area - some free; some metered.
ALSO:
There are two additional residences located on the property, a ground-floor 3BR/2BA and a Studio, which can be rented simultaneously, when available, to accommodate larger family or business groups. See separate listings or contact our office for more details.
PETS:
Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
LOCATION:
Just one house away from the beach, there is plenty of fun to be found in the surf and sand: surfing, bodyboarding, paddleboarding, sunbathing, and much more! Across the street, you will find the lovely bayfront Marina Park with a playground for the kids and the waterfront Lighthouse Cafe. Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula's main boulevard; as a result, ambient traffic noise may be heard.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

Check-out Time: 10 a.m. on the departure date
This home is one house back from the oceanfront and boardwalk; across the street from the new Marina Park community facility and playground right on the Newport Harbor Bayfront; 3 short blocks to the Newport Pier area to the north; 3 short blocks to the 15th Street village with shops and water recreation rentals to the south; 14 short blocks from a new Pavilionâs/Vonâs market, Chipotle (fresh Mexican fast food), Nail Salon, Ginaâs Pizza, Chase Bank, and other establishmentsâŠ.and 15 short blocks from Starbuckâs coffee, Bank of America, Via Lido Pharmacy, Woodyâs Diner and the Lido TheaterâŠ..with MANY, MANY more destinations all around within walking or biking distance!
The best strategy is to park the car and not use it until your departure! There are several local transportation options (uber, the downtowner shuttle, taxi and more), but the best is on your own two feet or a bicycle. Bus service is nearby as well.
