We invite you to come make memories at Joyce's Place at Addis Acres! This gorgeous home sits on 80 acres and offers incredible sunset and water views. Joyce's Place boasts over 5,000 square feet of spacious luxury that easily accommodates a larger group. This house will sleep 14 people.

Addis Acres is an 80 acre tract of gorgeous land where you can find Joyce's Place, Shepherd's Lodge, and Ruth's Cottage - all available for vacation (short term) rental. There is an 8 acre private pond at the center of the property. Should you need to house more than can sleep at Joyce's Place, there may be availability at Shepherd's Lodge or Ruth's Cottage for additional people.

Want to host a meal for a larger group? This house has 3 dining areas that seat up to 24 people.

The large kitchen features granite countertops, an additional prep sink, 2 wall ovens, and a cooktop. The kitchen is fully equipped for your cooking/entertaining needs. An extensive center island adds to the already ample amount of counter space. Kitchen stocked with cooking essentials! Dishes, glassware, utensils, pots and pans, bakeware and grill tools set. Small appliances include Keurig coffee maker (cup or pot), air fryer, blender, microwave. Adjacent to the kitchen is a breakfast area with seating for 6.

The huge family room has an oversized sofa-bed (that will sleep 2), perfect for relaxing, and a large screen smart TV. Fireplace is for decor/ambiance only. This room also has a table and additional seating for 6. Savor a casual meal here as you look out at widespread views of the water and surrounding scenery. This room opens out to a screened in patio with furniture and a smart TV on the wall. Kick back here and enjoy a game on the TV or a gorgeous sunset over the water!

Gather everyone in the luxurious dining room with seating for 12 and enjoy a meal together.

There is a full sized laundry room with new washer/dryer. Ironing board/iron provided.

The main bedroom suite (located on main level) is spacious and has a king sized bed, beautiful electric fireplace, and large smart tv. This bedroom also offers a huge bathroom with oversized jetted tub and a walk in closet.

The secondary bedroom on the main level has a day bed with trundle (sleeps 2).

Each bedroom has new beds, mattresses, dresser drawers, and bedding.

The two bedrooms upstairs are extremely spacious and each has 2 queen beds. Each room has a full bath.

Right behind the 2 car garage is a covered pavilion where you can sit and enjoy the gas fire pit and gas grill with family and friends.

Pet Policy: Up to 2 dogs are allowed, but dogs must be under 50lbs. each. There is a $100 pet cleaning fee per dog. Dogs must be kept off furniture. Please clean up after your dog outside - there are pet waste bags mounted to a column of the pavilion. Thank you!

Should your group need additional accommodations, we invite you to consider the other 2 homes on the property, Ruth's Cottage and Shepherd's Lodge. Ruth's Cottage is newly renovated and has 2 bedrooms and 2 full baths and sleeps 7. Shepherd's Lodge is also newly renovated and sleeps 12; it has 4 bedrooms and 3 full baths.

Please be aware: check-in time is 4pm; check-out time is 10am. Smoking/vaping is not permitted anywhere on the premises. All guests will be required to sign rental agreement/guest waiver provided by owner. Prior to your arrival, you will be provided secure entry instructions by owner.

For your safety, smoke detectors, carbon monoxide detectors, fire extinguishers, first aid kits, insect repellant and flashlights are provided.

Propane tank provided for firepit. Tank will be full upon guest arrival. Should tank be depleted during your stay and more propane needed, it will be guest's responsibility to refill.

Limited supplies of shampoo, conditioner, soap, laundry detergent, toilet paper, paper towels, dish soap, dishwasher detergent, garbage bags, coffee, and tea are provided.

Damage Waiver: For your convenience, a nonrefundable damage waiver fee is included in your reservation, eliminating the need for a security deposit.
