The Space:
This 4 bedroom/5 bathroom vacation home features an updated interior, a private hot tub, and a prime location. Guests will find themselves only 5-minutes to the Olympic Valley Ski Resort, 11-minutes to the Alpine Meadows Ski Resort, and 15-minutes to Commons Beach.
The cozy living room is furnished with comfortable seating gathered around a stone wood burning fireplace and flat screen TV. Streaming services (such as Netflix and Hulu), a DVD player, and WIFI are provided for your entertainment.
Adjacent to the living room is a gourmet kitchen fully equipped with stainless steel appliances and plenty of counter space to whip up delicious meals. Smaller appliances provided include a Keurig coffee machine, microwave, mixer, and toaster. The kitchen counter offers seating for 4. The dining area at the formal dining table has seating for 8.
If youâre in the mood to dine alfresco, slip outside onto the balcony to fire up the gas BBQ. A patio table and chairs encourage you to dine and enjoy the gorgeous forest and mountain view. While outside, be sure to relax in the private hot tub. The hot tub offers an ideal place to unwind after a day on the slopes. A washer and dryer are available back inside perfect for any swimsuits.

- 2nd bedroom (2nd floor): King bed, sofa bed, Smart TV, fireplace and jacuzzi tub.
- 3rd bedroom (ground floor): King bed, Smart TV, fireplace and jacuzzi tub.
- 4th bedroom (ground floor): Queen bed, futon/daybed, Smart TV, DVD player and jacuzzi tub.
Due to COVID, there are changes in ski resort availabilities. Please make sure to check the ski resortsâ policies on reservations and tickets if you plan on hitting the slopes. We cannot provide refunds based on reservation inabilities at the ski resorts.
Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $60.00 depending on the number of additional hours requested. Please feel free to contact us if you are interested in arranging.
Our cleaners travel from great lengths and have tight schedules and therefore will arrive right at 10am. Failure to abide our check-out policy may result in fees.
Other Things to Note:
**Local Ordinances**
Vacation rentals at Lake Tahoe are heavily regulated by local authorities. Occupancy, parking, trash, hot tubs, exterior lights, and noise requirements are non-negotiable. Our homes are not suitable for parties (even small ones), corporate retreats, weddings, receptions, afterburns, or any other gathering that exceeds occupancy.
Vehicles must be parked in designated areas. No street parking allowed. Do not block access to neighboring homes or driveways. No parking on lawns or dirt. No RVs, campers, trailers, off-road vehicles (including snowmobiles) or boats may be parked at the home.
Quiet hours are 10pm to 8am, daily. During quiet hours, no outside noise, lights (except those immediately used for safety), or hot tub use is allowed. Please move your gathering inside the home and close doors and windows so the sound doesnât travel through the neighborhood.
Guests who violate any requirement may be subject to termination of the rental agreement, up to and including removal from the home without refund, and $2,000 in assessed fines.
**Travel Insurance**
We highly recommend purchasing trip insurance in the event your plans change. Please review the contracted terms and conditions closely when booking.
**Weather**
The weather can change rapidly. Please plan and pack accordingly.
**Driving Conditions**
Guests are advised to check weather and road conditions up to a week in advance of your arrival. We encourage guests to bring paper maps as cell coverage may be limited or strained due to demand.
**Utilities**
The local infrastructure, especially power and internet, are designed for a small population. High demand, especially on weekends and holidays, or environmental conditions including wind, fire, and human negligence can create disruptions in the delivery of power, gas, water, and internet to the region. We encourage guests to exercise patience and plan accordingly when visiting the area. Due to the nature of these outages, Grand Welcome may not be able to provide information regarding anticipated restoration times.
**Property Amenities**
We strive to ensure that all of our listings are current and advertised amenities are available. If you discover that an item that was advertised is not available, please notify us immediately and we will attempt to resolve the issue. If the item is not advertised, it is generally not available, even if you find it in the home (garage, hot tub, grill, snowblower, etc.)
**Starter Supplies**
Grand Welcome provides a small starter set of guest consumables. We encourage guests to bring any additional supplies they may need. Starter consumables include: 2 rolls of toilet paper, 1 pump of hand soap, and wastebasket liner in each bathroom. Full bathrooms also include 1 pump each of shampoo, conditioner, and body wash. Kitchens offer 2 rolls of paper towels, a small bottle of dish soap, a fresh sponge, a few loads of dishwasher detergent, and a few trash bags. If your home has access to laundry machines, Grand Welcome also provides a few loads of laundry detergent.
**Winter Access**
Grand Welcome ensures regular snow removal for driveways, access to the front door, and the bear box (trash enclosure). Additionally, if the home has a hot tub, there will be a pathway from the home to the hot tub.
Please note that some snow and ice may be present at the property when you arrive. Shovels and ice melt are provided for your convenience.
Decks, patios, and balconies are cleared as needed, but are not available October through May.
Grills and outdoor furniture are stored for the winter and are available May through October.
**HOA Amenities**
If the home has access to HOA specific amenities such as a clubhouse, communal pool, fitness center, etc., Grand Welcome will provide access. Since these amenities are managed by a third-party, Grand Welcome cannot guarantee availability.
**Fires**
Fire restrictions are in effect year-round. No outside wood fires, campfires, or charcoal grills. During red flag warnings, all outdoor fires, including gas grills and firepits are prohibited. Guests are responsible for checking weather conditions to know when red flag warnings are in effect.
**Bears**
Bears live here, as do mountain lions, bobcats, eagles, coyotes, and a whole host of other creatures. We encourage you to observe them from a distance. Never try to pet or take photos with wildlife. Do not feed wildlife. Lock all vehicles and doors and windows the home. Grand Welcome does not refund for any personal damage caused by wildlife.
**Trash**
All trash must be secured in the bear box at the home or the communal dumpster. Do not leave any trash outside. If you have extra trash, please notify us so we can assist with removal.
**Accidental Damage Waiver**
Each reservation includes a non-refundable damage waiver. This is meant to cover the cost of accidental damage in the home; it does not cover deliberate/negligent damage. An example of accidental damage would be stained bath towels from cleaning a spill in the kitchen. An example of deliberate damage would be taking amenity keycards to use the communal pool after checkout. Guests will be held financially responsible for all deliberate damage. If you discover damage in the home, please report it immediately.
**Grand Welcome**
We want guests to have a Grand Welcome every time they stay with us. If something isnât right, please call our Customer Care team so we can resolve it.
