The Space:
This rustic-modern updated home is the best of both worlds. The young owners really nailed the modern mountain vibe here. Located 20 minutes outside of South Lake Tahoe in the Christmas Valley neighborhood, this home has 3 bedrooms, a loft, 2 bathrooms, sleeps 6 and has plenty of driveway parking! Small kiddos do not count in the occupancy. What is unique about this home is the HUGE LOT, filled with granite boulders for climbing, a hot tub, string lights and much more! It’s very private, cozy and cool.

DISCLAIMER
During the Winter of 2022/2023, the garage sustained some damage and had to be removed so no garage parking available. There is plenty of parking on the driveway for up to 4 cars. The owners are working on rebuilding a new one so there might be some light construction material onsite. Please be careful where you walk in the front yard specifically to the right of the house where the old garage used to be. There are some shallow trenches there.

PARTICULARS
- WALL HEATER: This home does not have central heat. There is a brand new wall heater downstairs that heats the whole home. You will want to keep the bedroom windows open to allow the heat to enter. PLUS - The wood burning stove works great in the Winter! Please bring your own wood.
- ROOF SHED: This home has a roof that is very slanted and prone to what is called shedding where it releases all of it’s snow at once. We do our best to shovel it but during heavy Winters, you may arrive to the side door and window covered.
- EXTRA SNOW: This home is located in the snowiest neighborhood in South Lake Tahoe. We do our best to shovel out the hot tub but it might be an adventure to get to in heavy snow years.
- WASHER/DRYER: No washer and dryer at this home.

PET FEE
There is a $35/day pet fee per dog. 2 dogs max. Please contact as after you book to pay this fee. Thank you!

PET RULES
1. 2 Dogs max - unless otherwise approved.
2. Must pick up all poop or there may be a clean up charge.
3. Do not leave pet unattended unless in a crate (this is when damage happens).
4. Keep dogs leashed while on walks in the neighborhood.
5. Keep pets off furniture and bedding or there may be a pet hair removal charge.
6. Please do your best to wipe your pets paws when they come inside to avoid carpet stains.
**You are responsible for any and all pet related damage including carpet cleans and door scratch repair.

TAHOE RENTAL ORDINANCE
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come! :)
1. The hot tub cannot be used after 10pm (if this home has one)
2. 10pm - 8am is the county quiet time for all rentals.
3. Trash cannot be left outside and must go into the bear box.
4. We cannot host extra people or allow parties.
5. We cannot accomodate extra cars, parking on the street or dirt.
PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit, we reserve the right to ask guests to leave if this happens.

The number of overnight occupants shall not exceed two persons per permitted bedroom. Children six years of age or older are counted towards the occupancy limits.

Interaction with Guests:
You will check in by going right to the home using our keyless entry system. Your door code is the last 4 digits of your booking phone number followed by the check mark button that will activate at 4pm. Make sure to pull the door toward you when you put the code in to ensure the deadbolt is aligned. We have a 24 hour customer care team and a local team available during business hours.
