The House In Highland- Secluded Retreat
This home offers complete privacy yet is minutes away from the quaint hamlet of Highland and the Walkway Over the Hudson State Park. Nearby to New Paltz and Poughkeepsie, this home is a retreat with a hot tub and multiple entertaining areas. The stylishly appointed home includes three bedrooms, two deck areas, a gas grill, and an outdoor wood-burning fireplace. We offer an 85-inch TV in the main living room with plenty of seating, arcade machines, a record player, and one gig of internet speed.

KITCHEN:
The large kitchen includes ample counter space as well as a gas stove/oven,
Dishwasher, microwave, stainless steel refrigerator, and a large breakfast bar with four (4+) seats. Also features a
There is a Keurig coffee maker, an automated tea kettle, and a toaster. Other fun activities include using a pasta, ice cream maker, and KitchenAid mixer.
LIVING SPACE:
The living room features mid-century modern décor with a vaulted ceiling, seating for family and friends, a dining room with plenty of seating, a large 85 inch TV, and a Malm electric fireplace for ambiance. A separate family room on the opposite side of the house offers more space to watch (medium-sized TV with streaming options) or unwind and a separate area for WFH.
OUTDOOR SPACE:
The house offers everything you need for year-round entertaining. Features include a multi-level deck with access to a gas-fired grill, an outdoor lounge area with a chiminea, and a back deck with a private hot tub. Beyond the backyard's hot tub is a tranquil fire pit with seating. There is also a basketball hoop in the driveway.
BEDROOMS:
The primary bedroom with an en suite bath is on the main level and offers a queen bed and a bathtub. There is also a private entrance to the hot tub. Baby essentials are located in the closet of this bedroom.
Two additional bedrooms are upstairs. One of the bedrooms offers a queen bed and has a balcony overlooking the living room. The third bedroom offers two full beds and a desk. There is a full bathroom upstairs, located between the two bedrooms. Guests on this level also have access to an outdoor deck with seating and a large umbrella. Two arcade machines are also on the second level.
Main Level:
The washer and dryer are on the first floor, with a half bath.
Driveway:
The driveway is steep and winding. You must have a four-wheel or all-wheel drive vehicle in the winter months in the event of inclement weather. Location: 2 hours from NYC. The house is a 10 min drive from Metro North Poughkeepsie. Ubers and Zip cars are available there.
HOUSE RULES
1. Smoking or vaping is not permitted inside the house, on the decks, or in the hot tub. Smoking is allowed in the driveway area. All cigarette butts must be picked up. Cigarette and marijuana smoke are monitored in the house. We have nothing against either, but we don't want the odor in the house. Please respect that, or you will be charged a $500 extra service cleaning fee.

3. Additional guests are considered on a case-by-case basis
4. No parties or events are allowed. If signs of a party are observed, you will be reported and told to leave.
5. The gas bbq grill, outdoor firepit, and chiminea cannot be moved.
6. Do not trespass on neighboring properties.
7. No parking on the grass. Please keep in mind a large rock in the yard when backing up.
8. Tents, yurts, and other camping are prohibited by town law.
9. Safety instructions for the firepit and hot tub must be followed.
10. No charging of electric vehicles.
11. This house is nestled on the top of a hill in a wooded area, embraced by nature. Ticks are prevalent, and you must proactively protect yourself and your pets. Ticks and insects are a part of life in Upstate NY, and they quickly find their way inside homes. Please don't expect refunds or discounts for insects inside the house. We have a small vacuum and an electric fly swatter for trespassing insects.
12. SPA RULES
The Spa requires significant maintenance to keep the water clean and sanitized. We understand that you are here to rest and relax, but the spa involves work on your end so all guests can enjoy it. We have created this document so that guests are fully aware of the spa's risks and responsibilities. The spa is tested and balanced before each guest's arrival. We photograph the condition of the spa with a time-stamped photo. The guest will incur any damage to the spa. Any significant water composition alteration due to not following the rules will incur additional cleaning charges. We want you to enjoy the spa, but it has to be in a condition that we can quickly sanitize and make available for the next guest.
1. An adult in the spa must accompany children.
2. Guests must use the stairs to enter and exit the spa. NO CLIMBING INTO THE SPA!
3. Do not allow children to play with the control panel, jets, or lights.
4. No smoking or drinking is allowed in the spa.
5. No glass allowed in or near the spa.
6. Guests must shower before using the spa. Lotions, makeup, and clothing detergents can significantly alter the spa's chemical composition.
7. The spa cover must be closed when not in use.
8. The spa cover is costly and must be opened carefully. Please follow the instructions.
9. Do not adjust the jets. They are set to be enjoyed by all guests without damaging them or wearing them out.
10. Do not leave the hot tub lights on.
11. In the warmer months, we will have a bucket of water near the spa. Please rinse your feet before entering.
12. Two floating turtle-shaped sponges absorb body oils and other pollutants. Please leave them in the spa.
13. Do not let the water level get below the top jet as it will burn the motor (this is typically only an issue with splashing water out of the hot tub or leaving the cover open for extended periods). Please let us know if the water is low.
14. The spa requires routine maintenance and care. During the busier seasons, maintenance may be needed while guests are there to ensure its cleanliness. We will schedule ahead of time.
