The beach entrance is just one house away for effortless access to your toes in the sand!

Inside, the open-concept living, kitchen, and dining area is bathed in natural light, offering an inviting space for relaxation and entertainment. With five well-appointed bedrooms, each equipped with a brand-new smart TV, there’s plenty of space to unwind. The primary suite features a king bed and private ensuite bathroom with dual vanities, a soaking tub, and a waterfall shower. Another king bedroom has a private ensuite, while two additional king bedrooms share a Jack and Jill bathroom. The fifth bedroom is perfect for groups, offering two full beds and two twin beds.

Located just a short 25-minute car ride from historic downtown Charleston, Folly Beach offers endless fine dining, shopping, historical sites, and more. The area is certain to have something for everyone... a beautiful beach, fishing, boating, historical sites, gardens, shopping, golf; the choices are limitless! Explore local landmarks like Charleston City Market and Morris Island Lighthouse. Welcome to one of America’s last true beach towns! This fun, laid back area is perfect for a relaxing beach vacation. A mecca for great views, great food, and some great surf, you’ll be nestled between the Atlantic Ocean and the Folly River. Enjoy 6 miles of beaches, surfing, kayaking, boating, and endless sunset views. Beautiful Morris Island is a great spot to take in the sea life and panoramic views. Take a stroll down Center Street in Downtown Folly, which boasts tons of eclectic bars and restaurants that are fun for the whole family.

Home Truths:
- City Ordinances prohibit house parties, weddings, or receptions to take place at a licensed vacation rental property. If a house party, wedding, or reception takes place in a licensed vacation rental property, all guests will be required to immediately vacate.
- You must be 25 years or older to book this home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- From May to October these beaches are home to nesting sea turtles. To protect these turtles guests will be expected to turn off all outdoor lights and close the blinds at night from 10pm to dawn.
- Have a larger group? Check out Poseidon by AvantStay, a 5-bedroom home with an oceanfront hot tub, located right next door.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool heat is available for $100/day + tax (4-night minimum, 24-hour notice), weather permitting (average temperatures above 55°F). Pool heating is typically not needed in the summer unless unusually cool. If the system is down, we will refund any unused days of pool heat; however, additional compensation is not provided.
- Due to the unique Sea Wall, there is no direct beach access; beach entrance is one house away.
- Underneath the home, you will find a propane gas grill, beach toys, games, awnings/rugs, and floats.
- Beach chairs are not provided.
- Fireplaces are not for guest use.
- Folly Ocean Breeze is located in a quiet residential community, and Folly Beach has a strict noise ordinance starting at 10 PM. To comply with this ordinance, we use noise sensors in our properties. Please be mindful of your neighbors.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.
- While we do our best to communicate any known work within Wild Dunes or nearby beach projects, many homes are privately owned and we are not always notified of surrounding activity. As a result, we are unable to guarantee a disruption-free environment or offer relocation for any unforeseen construction.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
