Both properties include outdoor playgrounds, BBQ grills, mountain views, and indoor fireplaces — 12 minutes from Sunday River. For insurance reasons, the total number of people on site can’t exceed 29 at any time, day or night, including visitors.

☆ Rental Agreement, ID & Security Deposit Hold ☆
This property has special local compliance requirements which include a signed rental agreement and the booker’s ID verification. Guests must either opt in for a $75 non-refundable damage waiver provided by a third-party insurance company, OR authorize a refundable temporary $1,200 security deposit hold–not a traditional security deposit, not an actual charge, released if no damage/excessive cleaning!

(For stays longer than 10 nights, the optional damage waiver is $75 for stays up to 10 nights, with an additional $3 per day, or Guests can authorize a refundable temporary $2,000 security deposit hold.)

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account -- it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of our favorite local spots.

All adult guests must be 25+ except members of the same family.

A 9% lodging tax is required for all bookings and will be collected and remitted on behalf of guests.

* Up to 2 house-trained dogs of non-aggressive breeds, ages 2 or older in each property. (Sorry, no cats or any other animals!)
* Pet Fee: $225 per property per stay for up to 2 dogs; $450 total excluding platform fees if dogs are present in both properties. For stays of 10+ nights, additional pet fees may apply due to extra cleaning needs.
* Pet approval required with proof of recent rabies shot and vet-grade flea/tick medications.
• Pet rules apply (off furniture, crate if alone). Full rules sent at booking.
* Be sure to add the number of pets in your booking request (under Guests> Scroll down to Pets) so the Pet Fee for up to 2 dogs for the entire stay is included in your booking amount.
* Each property provides a 24”x36” kennel, 2 dog bowls, and poop bags.

Guest access
Guests can access both properties entirely. For safety and property protection, guests are required to follow the occupancy limit for each house's interior space: 16 for Crimson Hideaway and 13 for 35 Hideaway.

~Check-in and Check-Out~
Standard check-in time is 4:00 PM, and check-out is 10:00 AM.
Early check-in and late check-out may be available for a small fee, subject to cleaning schedules. Availability is confirmed the day prior.

~Refunds~
We want your stay to be perfect, but please understand that we cannot issue refunds for factors beyond our control, such as weather conditions. We highly recommend guests purchase trip insurance.

This home is nestled in the heart of nature. To help keep critters out, please keep doors and windows closed during your stay. Despite regular pest control efforts, occasional encounters with insects or other small pests—indoors or outdoors—may occur. No refunds will be issued for pest sightings.

Additional cleaning may be required for stays over 10 days. Please reach out to inquire about longer stays.

Violations of our house rules may lead to guests having to leave prematurely without a refund.

Prioritizing guest safety, this retreat features smoke and carbon monoxide detectors, fire extinguishers, propane gas alarms, and a professionally installed playground with 9 inches of protective pine bark mulching to enhance child safety.

For property protection and insurance purposes, exterior security cameras covering the front entrance, driveway, and parking must remain active at all times. To respect our neighbors, a noise monitoring device is installed on the property to measure sound levels only—it does not record audio.
