The Enchanted Collection: Burma Manor

Welcome to the Enchanted Collection: Burma Manor - a luxury 11-bedroom, 13-bathroom executive-style home in Encore Resort, just minutes from Walt Disney World and Reunion's world-class golf courses. Burma Manor accommodates a maximum of 22 guests and sits on a desirable corner lot with a HUGE PRIVATE YARD - a feature that sets it apart from many large Encore homes.

NO ADDITIONAL FEES for approved dogs, pool & spa heat, or use of the gas grill. The home is exactly as shown in the pictures and was designed for large families and groups who want plenty of room to relax, dine, play, and spend time together.

The private outdoor living area includes a heated pool and spa, a covered first-floor patio, a second-floor veranda, a large pool deck, and an unusually spacious backyard with plenty of seating and room for outdoor games and activities. Outdoor dining accommodates up to 16 guests, with additional seating throughout the patio, veranda, and pool deck.

Inside, the home offers expansive living spaces and 11 bedrooms with a mix of king, queen, and twin beds. Four bedrooms are located on the first floor for guests with mobility concerns. The fully equipped kitchen includes dining seating for 22 and a large collection of small appliances, cookware, and cooking supplies - much more than the bare-minimum kitchen setup often found in large vacation homes.

Entertainment includes WiFi, DirecTV connected to televisions in the common areas and bedrooms, a private movie theater, upstairs lounge, family room, and a newly equipped air-conditioned game room with an air hockey table and multiple gaming options.
Our home is just that - a home. We include personal touches and practical amenities intended to make your stay comfortable and convenient. An initial supply of essentials is provided, including toilet paper, paper towels, dish soap and sponge, dishwasher detergent, and laundry detergent. Guests may need to purchase additional supplies for longer stays or based on personal needs.
Burma Manor is located inside the secure, gated Encore Resort community with 24-hour security surveillance. Encore quiet hours are enforced from 10:00 PM to 7:00 AM, helping preserve a peaceful environment for guests and neighboring homes.

Dog Friendly - No Pet Fee
We welcome up to two smaller dogs, each weighing no more than 30 pounds, with prior approval and no additional pet fee. Guests must notify us at the time of booking if they plan to bring a dog and provide the breed and size.
The number, size, and breed of dogs arriving must match the information provided. Aggressive breeds and breed mixes are not permitted, including but not limited to pit bull-type breeds, Rottweilers, Dobermans, German Shepherds, Presa Canarios, and Cane Corsos. We reserve the right to cancel bookings that do not comply with the disclosed dog policy.

Celebrations and Special Events
The home is intended for the private enjoyment of registered guests. Parties, events, or gatherings that exceed the approved occupancy are not permitted without prior written approval. We do welcome guests who are celebrating weddings, family occasions, reveal parties, and similar special events. If additional visitors will be present, please contact us in advance so the event can be reviewed and, when appropriate, coordinated with Encore Security.

Pool & Spa Heating
Pool and spa heat are provided at no additional charge. To protect the pool system and ensure safe operation, pool and spa heating may be suspended when overnight temperatures fall below 55°F or daytime temperatures do not exceed 65°F. When this occurs, we monitor conditions and enable spa heat when possible.

IMPORTANT BOOKING & HOUSE RULES
Please review these important requirements before booking.
Primary Guest: The person making the reservation must be at least 28 years old, be present at check-in, and remain at the property throughout the stay. Valid government-issued photo identification is required. Third-party bookings are not permitted.
Occupancy: Maximum occupancy is 22 people at all times, including overnight guests, children, infants, and daytime visitors. Only registered or specifically approved guests may enter or remain on the property. Parties, events, or gatherings exceeding approved occupancy are prohibited unless specifically approved in writing in advance.

Renter's Agreement: Within 48 hours of booking, the Primary Guest is required to complete our reservation verification process and electronically sign our Renter's Agreement containing these disclosed house rules and policies. A secure digital link will be provided after booking.

Security Authorization: A temporary refundable security hold is placed on the guest's payment method approximately 2 days before check-in and may remain in place for up to 7 days after checkout, or longer if reasonably necessary to investigate damage or a policy violation. This is an authorization hold, not a charge.

No Smoking or Vaping: Smoking or vaping of any substance is prohibited anywhere on the property, including inside the home, garage, patio, veranda, pool deck, driveway, yard, and other outdoor areas.

Pets: Up to 2 approved dogs weighing 30 pounds or less each are permitted with no additional pet fee. Dogs must be disclosed at booking and comply with our pet requirements. No cats or other animals are permitted.

Events & Visitors: The home is intended for registered guests. If you are celebrating a wedding, family occasion, or other special event involving additional visitors, please contact us before your stay so we can determine whether it can be approved and coordinated with Encore Security.

Quiet Hours: Encore Resort quiet hours are 10:00 PM to 7:00 AM. Guests must respect neighboring homes and comply with resort and community rules.

Property Monitoring: The property has disclosed exterior security cameras and privacy-friendly noise, occupancy, and smoke/vape monitoring systems. There are no cameras or recording devices inside the home's living areas, bedrooms, or bathrooms. Noise and air-quality monitoring systems do not record conversations. Guests may not disable or interfere with cameras, monitoring equipment, pool safety devices, HVAC controls, or other property systems.

Pool Safety: No lifeguard is on duty. Children and guests who cannot safely swim must be supervised by a responsible adult at all times while in or near the pool. No diving, running on the pool deck, glass in or around the pool, or tampering with pool safety devices or pool equipment.

Guest Responsibility: The Primary Guest is responsible for the conduct of the entire guest party and for damage, missing property, excessive cleaning, unauthorized occupancy or gatherings, smoking/vaping violations, unauthorized pets, resort or HOA fines, and other costs resulting from violations of the disclosed house rules.

Material Violations: Serious violations of these policies may result in termination of the stay, removal from the property without refund, use of the security hold, additional charges for resulting damages and costs, and other remedies permitted by law and the booking platform.
