The most adorable cabin nestled along the beautiful Frio River with a deep swimming hole/lake area!
Enjoy Tubing, Fishing, Swimming, Kayaking and Campfires.
River Terrace Cabin #3 is a cute, cozy cabin nestled under shade trees, sitting above what Southern Living named “One of The Best Swimming Holes in Texas”. Conveniently located upriver, just 1 mile, from Garner State Park.
Towering shade trees provides a shady area to barbecue, enjoy a campfire, or just relax and connect with the outdoors. This cabin is located on the best stretch of the Frio River for tubing. The deep “lake area” is 14- 18 feet deep year around and is the end of the float trip. (no driving after floating!) Take a stroll to the river to watch the fireflies come out in the evenings or star gaze from your porch! (We are night sky friendly!)
The common area has a volleyball net, chalk board and Connect 4 game.
There are 4 cabins and a house here at our River Terrace property, all with their own private outdoor/porch area. This particular cabin is River Terrace Cabin #3.

This cabin sleeps a maximum of 6 guests
The nightly rate is based on 2 guests, each additional guest is $15 per night.
Cabin layout:
1 bedroom and 1 bathroom (walk in shower)
Bedroom #1/ 1 queen and 2 twins
Living Room/ 1 queen bed (comfortable, not a fold out)
Small picnic table inside for dining
Strong Wifi & Smart TV, AC and heat.
The little galley kitchen is furnished with pots, pans, dishes, silverware, Utensils, BBQ tools, drip coffeepot, (I provide the filters) toaster, microwave, toaster, small stove and a refrigerator. There’s a dish drain, dish soap, new sponge, 1 roll of paper towels and a first aide kit under the kitchen sink. The restroom has antibacterial hand soap and 1 roll of toilet tissue. There is a septic system so ONLY toilet tissue can be flushed.

Pets are welcome. The fee is $20 per day, per pet. Please review our pet policy.

WHAT TO BRING:
Pillows, blankets, sheets, towels, toilet paper, paper towels, toiletries, lawn chairs and ice. Linens can be supplied for an additional cost, excluding the peak season time period. We are unable to offer linens during peak season due to labor shortages in our rural area. Contact our office for more information regarding linens.

Over all it was great. Great accommodations close to the river. Veronica is the best and service was great. Ac went out on the last night but it was cool enough that we slept with the windows open.

The cabin #3 can sleep six and was spotless. There is a bbq smoker on property, and plenty of seating around the campfire on logs and a picnic table. Veronica, your host is awesome and will get right back with you. The cabin is on a cliff over a deep part of the river. Keep this in mind; no beach at this spot but the view is stunning. There is access down to the water though via a ladder, but it's deep there. We tubed the river and we are both 70 yrs old. The water was low-ish with lots of rapids and rocks and trees we had to repel off of. This is a challenging float for a 70 yr old; inconsistent currents and depths and lots of leg, knee and ankle action. We lived through it and it is a beautiful clear, clean river. Normal aged people didn't seem to be troubled. Would not recommend tubing for elderly. But it was fun. Veronica has more cabins right on the water that we will try next time. Ask for those if you want a shaded, clean and shallow water area to put your chair in and sit.

We enjoyed our stay at Frio River Cabins. The cabin was clean, Veronica was friendly, courteous, and helpful. The beds were comfortable, the river was wonderful, the grounds were well maintained. There were a couple of things that could be improved, however, that kept me from giving it 5 stars; the air conditioning is not central cooling and so the room where the unit is located was comfortably cool, the other room was not so comfortable. The river access was ok but could be better. By that I mean, you cannot walk into the water, you have to climb down a ladder or jump into it from a high ledge. That’s ok for young people, not so great for older people like us. On the plus side, I really enjoyed all the birds. They keep numerous bird feeders out so if you’re a birder it’s a great place for birding. All in all, we had a great time and would stay there again.

Our host was fantastic! Quick with responses. Cabin was nice. The amount of highway noise was unexpected but after about 8:00pm it dies down dramatically. Overall a great place to stay close to the river and Garner State Park.

This cabin is located in a privileged spot on the pristine Frio River. All of our communications with Veronica were speedy and incredibly helpful, and she made the check-in process seamless. Great place!

It was a nice location, liked the room and what was available. Only thing was the AC unit kind of loud was a bit hard to sleep due to it. Mind you I slept in the bed right under it which is part of the reason. Otherwise great place recommend.
