Guests have access to the entire property except the cleaners closets

- Pets allowed with $250 fee.

- Pets not allowed on beds or furniture - any damage caused by pets is the responsibility of the guests.

- No parties allowed. Violations may result in immediate termination of the stay.

- Pool typically closes by October 15th

- We have security cameras on the outside of the property for 24/7 security.

- Parking in the drive way for 10 cars max. Do not park near fences.

- Private events require pre-approval and may require additional fees.

- Guests must be 23 years or older to book.



GUEST VERIFICATION:

To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.



Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:

- Agreeing to our rental terms and conditions.

- Providing a valid government-issued ID and a matching credit card before check-in.

- A non-refundable $75 damage waiver is included in every booking. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported before your check-out.



The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses, but should anything accidentally break or get stained during your stay please just let us know. Thank you!

What a fantastic place for the extended family to spend our vacation. The bedrooms are spacious, the kitchen has everything we needed to cook our meals, and the back yard was fun no matter the time of day or the weather. Comfort and cleanliness added to the five star accommodations, and add in the immediate response to any questions we had. If you have any doubt this is your sign to book The Poconest. (In addition, as we were preparing our check out an additional refrigerator was delivered to better serve a large group.)

My family just got home after spending 5 fun filled days at this amenity filled estate.There were 11 of us aged 10 to 73.Between the pool, hot tub, sauna, Pickleball, Home theater, and amazing golf simulator, just to name some of the activities we shared, there was never a dull moment. Fun for all.There were a couple of hiccups the first two days. But the host, Ken, took care of the inconveniences immediately. He was readily available for the few times that we needed him.Overall, great stay. Looking forward to going back. Highly recommend.

Overall, we had a great time at the property. It was clean with plenty of fun included. We probably didn’t even take advantage of everything available. The golf simulator exceeded our expectations. Perfect for a variety of ages. We had some trouble with the refrigerator and circuit breakers but the owner was very responsive. If I was the owner, I would add more forks and bath towels.

We had a wonderful stay, and it made our Thanksgiving even more special to have all our family together in one great house. The house has lots of room and activities for all ages. We brought kids ages 7 through 17. We were able to host our annual Gobbler Games with additional games this year — it was a blast. We booked The Poconest for our son’s 16th birthday snow-tubing trip and truly loved the property — we absolutely plan to come back. The home is beautiful, even bigger than the photos, with a great layout for large groups, comfy beds, a well-stocked kitchen, and fantastic spaces for teens like the theater and game room. Communication was always kind and responsive.That said, the house was not fully winter-ready. The stairs were not salted on arrival and were extremely slippery, and there was no salt scooper available (salt was delivered later). With the hot tub far from the house, more door mats and a proper shoe area are essential — one mat wasn’t enough for a home that sleeps 22. A mop had to be delivered mid-stay for snow cleanup.The biggest disappointment was the golf simulator — our main reason for booking. It was overly complicated to set up, required hours on the phone updating the modem, and the garage heat didn’t work, making the space freezing and unusable for golf or karaoke.We also received multiple Amazon deliveries for the owner during our stay, which felt unusual. The management team was kind, but a luxury home like this needs stronger arrival prep so guests aren’t troubleshooting amenities or coordinating directly with the owner. Gorgeous home — just needs better winter readiness.

In addition, we’ve upgraded our garage lock to a new code and changed our Lock Code messaging to include this code for safe entry and exit during the winter season. • Hot Tub Path & Entryway: We’re expanding the shoe/boot area and adding additional heavy-duty mats inside to help with snow and water buildup. • Cleaning Supplies: A new mop and additional cleaning essentials are now stocked permanently. • Golf Simulator & Garage Comfort: We are upgrading and simplifying the setup process for the golf simulator. We are also repairing the garage heating system so the space is fully comfortable and usable in cold weather. • Package Deliveries: We’ve adjusted our mailing settings to minimize deliveries during guest stays.
