Furry friends welcome (max 2). Please let us know in advance. The following additional PER PET cleaning fee applies:

Short stays (1-4 nights): $75 total
Medium stays (5-29 nights): $300 total
Long stays (30+ nights): $500 total

Cats are also welcome! A small additional cleaning fee applies to ensure the space is thoroughly refreshed for the next guests.

➤ Guests are responsible for their own supplies once the initial provided are consumed.
➤ Rollaway bed is available for $30/night upon request. We must be notified at least 12 hours before check-in.
➤ There is a $25/hour fee for early check-in and late check-out requests upon our cleaner`s availability.
➤ Child and infant amenities are available and must requested at least 72 hours before arrival.

To comply with legal requirements and ensure property security, we may request a copy of your government-issued photo ID, verify your contact information, ask you to complete our verification process, and/or, in certain cases, undergo a criminal background check.

By completing your reservation, you agree to the following conditions:

- You agree to be bound by our rental terms and conditions.
- You acknowledge that you may be required to provide a copy of a valid government-issued ID prior to check-in.
- You acknowledge that you may need to undergo a background check if required by the property management company or the owner as a condition of booking.
- You understand that your check-in instructions may be withheld until you have successfully completed our verification process.
- All guests are subject to verification checks and must provide the necessary information within 24 hours of booking. Same-day bookings must provide the information within 1 hour of booking. We reserve the right to cancel any reservation that does not meet our verification criteria.
Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.
We are happy to welcome pets at our Airbnb, subject to size limitations. To ensure a smooth and enjoyable stay for everyone, please let us know in advance if you will be bringing a pet. Failure to disclose a pet may lead to the cancellation of your reservation.

Notice on Mail Deliveries:

For privacy and security reasons, guests do not have access to the building’s mailbox. All mail and package deliveries require our prior approval and are considered on a case-by-case basis. Please contact us before arranging a delivery; without approval, the building will not accept it. We are not responsible for lost, misplaced, or rejected items.

GUEST SUPPORT AND LATE ARRIVALS
Regular guest support and complimentary live check-in assistance are available daily until 10:00 p.m., based on the property’s local time. Self-check-in remains available after 10:00 p.m., but guests arriving later must be prepared to check in independently.

Optional after-hours live check-in assistance may be reserved for a fee. Requests must be submitted at least 24 hours before arrival and are subject to staff availability.
House Rules:

1. HOME ETIQUETTE
➤ To help keep our space clean and inviting, we kindly request that you leave your shoes at the front door.

2. QUIET HOURS
➤ We appreciate a peaceful environment, especially during the evenings. Quiet hours start at 10 pm on weekdays and 11 pm on weekends.

3. NO SMOKING
➤ For the comfort of all guests, we maintain a strict no-smoking policy indoors. If you need to smoke, feel free to do so in the backyard, and please dispose of cigarette butts off the property. We appreciate your cooperation and want to remind you that there is a $1000 fine for smoking inside.

4. NO PARTIES
➤ We aim to provide a serene environment, so please no parties or social gatherings. If you have any special plans, just let us know and we`ll do our best to accommodate. We appreciate honesty and transparency! Any group found to be deceitful will incur a $1000 surcharge.

5. CHECK - IN AND CHECK - OUT TIMES
➤ To keep everything running smoothly, please adhere to our check-in and check-out times. If you need adjustments, just let us know at least 24 hours in advance. $50.00/hour penalty is applied if guests fail to check out by 10AM as our cleaners are on tight schedules.

6. NO UNREGISTERED GUESTS
➤ For the comfort and safety of all guests, please declare the number of occupants accurately. An undeclared guest surcharge of $100 per night will be applied for each unapproved guest.

7. NO UNREGISTERED PETS
➤ All pets must be registered. Evidence of unregistered pets will result in a $250.00 fine charged to guests.

8. PET ETIQUETTE
➤ Pet rules must be respected. Pets shall only potty outdoors and/or in the designated areas in the community. Guests found disrespecting the community policies may be fined and/or may have their reservation cancelled without refund.

9. RESPECTFUL USE OF SPACE
➤ Please be mindful not to move or rearrange furniture, ensuring that everyone can enjoy the space as intended.

10. ECO-FRIENDLY LIVING
➤ Help us conserve energy by turning off lights when not in use.

11. RESERVATION EXTENSION POLICY
➤ Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hours notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed.

12. MAIL & PACKAGE DELIVERY
➤ We do not recommend mail or package delivery to our listing address. This is due to our inability to accept responsibility for locating your package or for any items that may be missing or damaged.

13. KEY RETURN
➤ To keep things running smoothly and ensure the fob is returned at the end of your stay, please place it in lockbox 4, take a photo, and send it to us as proof of return. If the key is not returned, a replacement fee of $150 will be charged.

14. CLEANING CLOSET
➤ The cleaning closet is locked and is meant for cleaner`s use only. Guests are not allowed to attempt to open the lock unless otherwise told. If the lock is damaged, there will be a $50 replacement fee.

GUEST SUPPORT AND AFTER-HOURS CHECK-IN POLICY

Regular guest support hours are from 8:00 a.m. to 10:00 p.m. daily, based on the property’s local time. Complimentary live check-in assistance ends at 10:00 p.m.

Guests may still use self-check-in after 10:00 p.m. at no additional charge. However, guests arriving after regular support hours must review and save all directions, parking details, entry codes and check-in instructions in advance and be prepared to check in independently.

Guests who would like live assistance after 10:00 p.m. may request optional after-hours live check-in assistance:
•⁠ ⁠10:00 p.m. to midnight: CAD $35 / USD $25
•⁠ ⁠Midnight to 3:00 a.m.: CAD $50 / USD $35
The fee covers one confirmed 60-minute live-support window based on the guest’s expected arrival time. The final available support window is from 2:00 a.m. to 3:00 a.m.

After-hours assistance must be requested at least 24 hours before arrival. Requests are subject to staff availability and are confirmed only after payment and written approval. If the guest’s arrival time changes, continued or rescheduled assistance cannot be guaranteed.

Guests without confirmed after-hours assistance must check in independently. Messages received outside regular support hours will be answered when guest support reopens at 8:00 a.m.
