Welcome to Little Loon Lodge on the stunning Little Sebago Lake in Windham, Maine. If you are looking for a peaceful, cozy, lake retreat, then this is the perfect place.

Plenty of opportunity for rest and relaxation, swimming, boating (with access to a private dock), or sitting by the lake. The road is very peaceful, and private.

You are 5 minutes from downtown Windham with shops, and plenty of restaurants, as well as nearby snowmobile trails. Portland is also about 25-30 minutes away.

The space:
This home creates a space to get away and experience all that the gorgeous state of Maine has to offer without even having to leave the property. It is a blend of lakeside serenity, comfort, and adventure. However, there are also numerous things to do right down the road in the town of Windham, or with a short drive to Portland/the coast. There are things to do here in every season, including: swimming, boating, canoeing/kayaking, lounging outside on the porch, or around the campfire, Fall foliage, ice fishing, or snowmobiling!

SLEEPING ARRANGEMENTS
- Bedroom 1 (on the first floor): 1 king bed, Smart TV
- Bedroom 2 (on the 2nd floor, facing the lake): 1 queen bed, 1 full bed, juliette balcony, Smart TV
- Bedroom 3 (on the 2nd floor): 1 queen bed, ¾ bathroom attached

BATHROOMS
-Bathroom 1: Full bath (tub), 1st floor, full size washer/dryer, door with access to the outside from this bathroom
-Bathroom 2: ¾ bath (shower), 2nd floor, attached to bedroom #3

LIVING ROOM
-Smart TV with XUMO (streaming services, no live TV)

KITCHEN

BOATING/SWIMMING/DOCKS
-**We are on the stream feeding the lake, which gets to be about 3 feet deep, and can be seen on our photos. There is a private dock on that stream, right at the house.
-**We also have a shared (20 foot wide) right of way with a shared dock that is on the main lake. The right of way is about 1 minute walking distance from the house, on a very flat and private road that only has 4 other homes on it. The dock can be used at any time (it is not just a day use dock). The side of the dock that you can use is marked in your welcome packet. The other side of the dock is used by a neighbor, so please be respectful of that.
-**Docks come out at end of September**
-You are free to swim in the main lake at the right of way
-We allow renters to bring their own boat (only space at the dock for 1 boat), which can be docked at the right of way dock but not docked on the stream/in front of the house. We ask to be alerted if you are bringing a boat.
-There is a public boat launch about 10 minutes from the house

SECURITY AND ACCESSIBILITY
-2 exterior security cameras (1 on each exterior door, facing the outdoor entries; no cameras look into interior spaces; they are meant for your safety, and to keep the property safe)
-Home is not childproofed
-2-level home, stairway at both entries (we do not have ramps)
-1 Bedroom & 1 bathroom on 1st floor
-Minimum rental age is 25

PARKING
-Paved driveway, minimal slope
-Room for 3-4 vehicles, and 1 boat trailer
-No on street parking is allowed so please plan accordingly for cars or trailers

GENERAL
-Free High Speed WiFi
-Central AC & heating with smart thermostat. Portable fans are available.
-Linens, towels, and sheets/bedding provided.
-Complimentary shampoo & conditioner provided.
-Complimentary basics starter kit: a couple of rolls of toilet paper, and paper towels, a couple garbage bags, a dish sponge, dish detergent, and dishwasher detergent. Coffee bar provides a few Kcup pods, with a few creamers and sugar packets.
-Daily maid service is NOT provided
-Please respect our No Pet Policy (due to owner allergy)
