Our 4 beautifully furnished bedrooms comfortably sleep up to 10 guests. Each room is thoughtfully arranged to ensure both adults and children feel at home.



Living Spaces:

The fully equipped kitchen makes meal preparation a breeze, and the dishwasher ensures easy clean-up, so you can spend more time relaxing.



Parking:

The large driveway accommodates multiple cars. The garage is currently not available for guest use.

No street parking.



Pets:

We welcome well-behaved pets with prior host approval.

Our yard is fenced in, providing a secure space for your dog to play and enjoy.



-If you plan to bring a pet, please notify us after booking. A fee of $50 per pet, per stay, will be processed through Airbnb for the first pet, with any additional fees handled via the Resolution Center. Guests are responsible for cleaning up after their pets (dog waste stations provided). Guest Access:

The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.

Our home is ideally situated just minutes from the Chiefs and Royals stadiums. Explore an array of charming boutiques, enjoy local dining spots, and experience lively entertainment options nearby. Getting Around:

Plenty of parking in the front. This eastern part of the city is south of historic Independence and north of Raytown, west of Blue Springs & Lees Summit and east of central (downtown) Kansas City. It’s not far from KC Zoo, Starlight Theater, Power & Light District, Crossroads District, Country Club Plaza, Kauffman Performing Arts Center, Silverstein Arena and more! 5 Minute drive from Arrowhead and Royals Stadiums

HOUSE RULES:

No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $500 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.



Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. If any issues come up, please let us know so we can try our best to fix it right away!



Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host.



There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you.



NOTE: There are exterior security cameras at the entrance of the home for the safety of our tenants and for the security of the residence and our guests. The cameras are all pointing away from the home and are in public view and are recording 24/7



LOCAL GUESTS—please contact us before making a reservation. To ensure the best experience for all our guests, we need to provide prior authorization or preapproval for local bookings. This policy helps us manage our property effectively and maintain a welcoming environment for everyone. We appreciate your cooperation and understanding.



CANCELLATIONS: FULL refunds are available if you cancel more than 5 days before your arrival, minus any processing fees. No refunds will be issued for cancellations made within five days of arrival.



Interaction with Guests:

You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
