Step into our pristine Double King 3BR suite, ideally located in the vibrant Shadyside neighborhood. This spacious suite blends modern comfort with unbeatable convenience, offering easy access to all that Pittsburgh has to offer. Shadyside’s lively shops and cafes are just 0.4 miles away, a quick 7-minute walk. Explore the campus life of Carnegie Mellon University, only 1.5 miles away, a brief 5-minute drive. Downtown Pittsburgh’s attractions are just a 14-minute drive away.

Master Bedroom: Once you enter, you’ll be greeted by the master bedroom, featuring an elegant design with a spacious layout. It includes a king-sized bed for ultimate comfort, large closets, a 50-inch mounted TV for entertainment, blending relaxation and productivity.

First Bathroom: Next to the master bedroom is the first bathroom, featuring an elegant design with a stylish bowl sink and a vanity mirror. The luxurious standing shower is equipped with a high-end showerhead and is fully stocked with essential amenities for your convenience. This bathroom is fully ADA accessible with no steps to access shower as well as grab bars in the shower.

Along the hallway, you’ll find the in-unit washer and dryer, offering the convenience of fresh laundry at your fingertips during your stay.

Second Bedroom: The second bedroom boasts 1 queen bed along with a dresser and 30` writing desk for any working needs during your stay. It’s a comfortable and practical retreat for guests.

Second Bathroom: The second bathroom, located next to the second bedroom, is beautifully designed and fully equipped with bathroom essentials. It also features a relaxing tub, perfect for unwinding after a long day.

Third Bedroom: The third bedroom boasts a king-sized bed for ultimate comfort, a 43-inch mounted TV for entertainment, and plenty of storage with a closet and dresser, making it a perfect retreat for relaxation.

Kitchen: At the end of the hallway, you’ll enter the kitchen, fully equipped with brand new stainless steel appliances, including a fridge, oven, stove, microwave, and dishwasher. It’s a modern, functional space perfect for preparing meals during your stay.

Living Area/Dining Area: The open floor plan seamlessly connects the living area, dining area, and kitchen, creating a spacious and inviting atmosphere. Next to the kitchen, the dining area is fully equipped with everything you need, from utensils to plates. Adjacent to the dining area is a comfy sofa, perfectly positioned in front of a 55-inch mounted TV for ultimate relaxation.

Deck: Step outside to the deck from the living area, which is fully furnished with a sofa, coffee table and two chairs, offering a perfect spot to unwind and enjoy the fresh air.

Things to note:

Pets: Pets are welcome for a small fee of $25 per stay.

Free Parking: We have one dedicated parking space at the rear of the building for this apartment. The parking lot is a little tight so we do not recommend larger vehicles, however a truck can fit in this space if parked properly. You are also welcome to register any additional vehicles for street parking for free, which we will provide instructions for.

Washer/Dryer: Guests have access to a convenient in-unit washer and dryer, free of charge, making laundry a hassle-free part of your stay.
▪️QUIET HOURS: (10PM - 8AM) - Guests must be respectful of other tenants/ guests in the building during your stay. High noise levels will disturb other tenants in the building, so you must make sure to keep noise levels to a minimum between 10PM - 8AM. This includes TV volume, music, and voice levels. Please remember that this is their home! If a guest receives a noise complaint (Either from the host or another tenant directly), but disregards the complaint and continues to disturb other tenants, there will be a $200 fine per disturbance.
⭐️All I ask is that you are respectful to the other guests and tenants and there will be no issues or fines!

▪️NO PARTIES - The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $1000.

▪️NO SMOKING - Under no circumstances are you allowed to smoke in this apartment, which includes the common area of the apartment complex. There will be a $500 fine if anyone smokes in the apartment or apartment complex during a reservation.

▪️NO UNAUTHORIZED GUESTS - All guests staying in the apartment must be added to the reservation during your stay. If an outside guest is staying in the apartment during your stay, they will be asked to leave. An outside guest is anyone who is not included on your reservation for your stay. There will be a fine of $25 per outside guest in the apartment or apartment complex during your stay.

▪️NO ILLEGAL ACTIVITIES - Guests are not allowed to conduct any illegal activities in the apartment or in the apartment complex during their stay. If a guest violates this, they will be asked to leave with no refund.

▪️If a reservation is made by someone who lives locally in Pittsburgh, you will be subject to additional screening after booking is made and the reservation may be cancelled if guests do not pass the screening process. This may include asking for copy of photo ID from guests to keep on file. This is to help prevent parties, unauthorized guests, and smoking from occurring in our properties.

▪️ We reserve the right to request a copy of government-issued photo ID from any guest at any time prior to check-in. This is a standard security measure to help verify reservations, prevent unauthorized guests or parties, and protect our properties. Failure to provide ID when requested may result in cancellation.

▪️11AM CHECK-OUT - If a guest checks out late without permission, it can really mess up our cleaning schedules and impact future guests. Please reach out if you need a late check out and we`ll let you know if we can accommodate, we`ll always do our best if we`re able to.

▪️4PM CHECK-IN - If you need an earlier check in, feel free to ask! We`ll always do our best to accommodate, however, it`s subject to our cleaning schedules for the day and we can`t guarantee it.
