Floor-to-ceiling windows, a wrap-around balcony, and a rooftop turf deck with a view of the river & downtown Dallas create tons of indoor-outdoor living. Relax in three comfortable bedrooms, cook together, then head out: Downtown, Design District, Bishop Arts, American Airlines Center, Klyde Warren Park and the Margaret Hunt Hill Bridge are a short drive.

• We’ve got a mini-gym with some basic exercise equipment (jump rope, exercise bands, perfect push up machine, and an exercise bike).

We have a large fenced front and backyard for fresh air and fast access to major highways. Perfect for families, medical professionals, and groups seeking style, convenience, and a quiet neighborhood near it all.

We have the following installed for security and safety purposes:

1. Ring doorbell camera located by front door
2. Security camera pointed at driveway above the garage
3. Glass break sensor on first floor windows and sliding glass door
4. A noise decibel level monitor installed to prevent parties

Only the registered guest may book and must be present during the stay. Any guests over the house capacity of 6 will be assessed a fee of $200 per extra guest per day. Parties or events will be assessed a fee of $4,000 unauthorized event fee per violation.

This is a 3 story home and all bedrooms are located on the second floor.

House Capacity and Event Compliance:

Only the registered guest may book and must be present during the stay. Any guests over the number of guests booked will be assessed a fee of $200 per extra guest per day. Parties or events will be assessed a fee of $7,000 unauthorized event fee per violation.

Pets by pre-approval only.

Unauthorized pets are subject to a remediation fee of $200 per pet per day/night to cover extra cleaning. Additional damage or excessive cleaning will be billed at cost with receipts.

Check in and checkout:

Unauthorized late checkout or early check in is $100 per 30 minutes to cover cleaner delays and other guest scheduling impacts. You may schedule an approved late or early checkout with the host beforehand.

Smoking and vaping:

No smoking, vaping, or hookah inside the home. Smoking tobacco products is allowed outdoors.

Evidence of smoking indoors will incur a $2,000 cleaning and odor treatment fee.

Unauthorized commercial use, photo or film shoots, and subletting are not permitted and will incur a $2,000 fee.

All guests must complete identity verification at least 24 hours before check in time begins. The primary booking guest must be over the age of 21. Violation of house rules or damage caused may result in fees, additional charges, or cancellation without refund and all guests must immediately leave.
