The Space:

Soft morning light filters through wide windows as the apartment comes to life, the city just outside and a calm residential quiet inside. You start the day with coffee at the breakfast nook, ease into the space, and feel grounded by the open layout and thoughtful flow. After a full day exploring Austin, you return to a place that feels settled, comfortable, and easy to unwind in.



Sleeping Arrangements

The four bedrooms provide rest and privacy for up to eleven guests. Three rooms feature queen-size beds, while the king bedroom includes a dedicated workspace with a desk and chair. A sofa in the living area converts into a queen-size sleeper, and there is space for a queen air mattress. Bed linens, extra pillows, and blankets are supplied.



Living Space & Entertainment

The entry opens directly into an open‑concept living and kitchen area, creating a natural gathering spot. Stretch out on the sofa, catch a show on the flat‑screen TV, or step out onto the private balcony for fresh air without leaving the comfort of home.



Kitchen & Dining

The fully equipped kitchen supports everyday cooking, from a simple breakfast to a relaxed dinner. A breakfast nook with seating for four keeps meals casual and connected to the living area, making it easy to stay together throughout the day.



Bathrooms & Laundry

Four full bathrooms keep mornings and evenings smooth even with a large group. Each bathroom includes bathroom essentials, towels, and hot water. An in‑unit washer and free dryer add convenience for longer stays.



Work & Connectivity

High‑speed WiFi and a dedicated workspace in a private room support remote work or study. The space is single‑level with no stairs, and self‑check‑in is provided via a smart lock.



Shared Amenities

You have access to a shared pool that is open year‑round, a shared hot tub, and a nearby gym. Fitness equipment is also available on‑site, and shared outdoor areas include a playground, green space, backyard, outdoor dining area, and a BBQ grill. The host notes that they are not responsible for third‑party amenities such as the pool and gym and cannot offer refunds if those facilities close unexpectedly.

Pet Policy & Stay Length

The property is pet‑friendly and suitable for longer trips of 28 days or more. Exterior security cameras and a noise detector help ensure a comfortable stay for everyone.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
