Welcome to The Ranch & The Tennis Ranch by AvantStay! These two homes are right next door to each other, with a combined total of 15 bedrooms, sleeping 37 guests—an ideal option for family trips or groups looking to spread out.
Together, these estates offer the best of Southern California living: sparkling pools, expansive outdoor lounges, and endless spaces to gather or unwind. With Encinitas’ coastal charm just minutes away and San Diego’s rolling wine country at your doorstep, your group can enjoy both beach days and vineyard adventures—all from the comfort of two private resort-style properties.
The Ranch
Step inside this seven-bedroom, five-bathroom estate where classic interiors meet modern entertainment. The sunlit main living room features soaring windows and plenty of space to gather. A pool table and foosball add to the fun, while the chef’s kitchen with stainless steel appliances and large island makes entertaining easy. Outdoors, enjoy a sparkling pool, multiple al fresco dining spaces, and upper balconies perfect for morning coffee or evening sunsets.
The Tennis Ranch
Next door, this eight-bedroom, six-bathroom retreat offers sweeping vineyard views and a resort-like atmosphere. Natural light fills the living spaces, where a grand piano sets the scene for elegant evenings and a pool table and Ultimate Arcade game keep the fun going. The chef’s kitchen is stocked for shared meals, while outdoors you’ll find a sparkling pool, hot tub, shaded gazebo, firepit lounge on the oversized balcony, children’s playground, and a private tennis court that doubles as a basketball court.

With our Concierge Service, guests have access to our tech-enabled services like fridge stocking, private chefs, massages, transportation, special occasion celebrations, baby gear rentals, ski gear, beach gear, and more. For anything you need, we’re at your fingertips!
Escondido offers a relaxed inland San Diego experience, blending sunny Southern California charm with easy access to nature, wineries, dining, and family-friendly attractions. Spend the day exploring the San Diego Zoo Safari Park, hiking around Daley Ranch, tasting local wines at nearby vineyards, or strolling through downtown Escondido’s restaurants, breweries, galleries, and shops. With warm weather, scenic hillsides, and a convenient location near both San Diego and North County beaches, Escondido is a great home base for groups, families, and travelers looking to enjoy a quieter side of Southern California while staying close to major attractions.
Home Truths:
- Our home is in a rural area where wildlife and insects are common. While the property is regularly serviced and inspected, occasional encounters may occur indoors or outdoors. Please supervise children and pets, especially at night. Refunds will not be issued for such occurrences.
- Please note that the bedroom layout may differ from what is showcased in the photos. For any queries, please do not hesitate to reach out.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool and/or spa heat is a paid feature and must be requested 24–48 hours before check-in. It must be purchased for the entire duration of your stay.
- Pool heat is available at $150 per day, per pool, and runs on propane. Spa heat only is available for $50 per night.
- NO loud noise at ALL TIMES.
- No parties and no outside music
- Please note that grounds personnel may be on site during your stay.

- Guests will need to provide their own tennis balls (and pickleball balls, if applicable) for their stay
- Please note: Access to the horse ranch is not permitted, as it is not part of the rental property.
- Please Note: The tennis court lights are not allowed to be used.
- Please note: All wood-burning fireplaces cannot be used, as this property is in a no-burn zone. Wood-burning fires are not allowed due to local regulations.
Parking Details:
- Each property can park up to eight cars.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff.
We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
We report and prosecute all Credit Card Fraud.
