Welcome to Ibis Isle - it`s always a great day to be at the beach!

Ibis Isle is a light purple beach house with white trim on the Bolivar Peninsula, in town in Crystal Beach on Clara, a quiet street close to everything. It sleeps 12 in 3 bedrooms, with 7 beds and 2 full bathrooms. The beach is an easy trip - by car, golf cart, or a walk to the end of Clara. The Big Store, restaurants and shops are a short drive up the highway. The house is built up high, with a distant, partial view of the Intracoastal Waterway and the bay, where you can watch the barges go by.

MADE FOR KIDS AND PETS
The side yard is fully fenced, and the area under the house, the stairs and the gazebo are fenced in with it, so kids and pets can move between them inside the fence. The side yard has a custom play set with swings, a slide and a fort. Through a gate off the carport is a little kids` area with a built-in table and bench seating for about 6 small children, and a playhouse. The large front yard and the parking area are open and not fenced, so please supervise little ones out there.

THE LIVING SPACE
Everything is on one floor, up one flight of stairs. The living area has a couch, 4 chairs, and 2 chairs that fold out into floor beds. There are 4 Roku smart TVs - 1 in each bedroom and 1 in the living room. The Wi-Fi is fast Verizon service, about 75 Mbps. There is central electric heat and air.

THE BEDROOMS
- The master bedroom has a king bed and its own ensuite bathroom with a shower.
- Each of the 2 bunk rooms has a queen-over-queen bunk bed, so each room sleeps 4.
The hall bath has a tub and shower combination that is handy for little ones. Hot water comes from a 40 gallon tank. Each bed has sheets, a blanket or comforter and pillows. Bath towels are here for the house, so please bring your own beach towels.

THE KITCHEN AND DINING
The kitchen has granite counters, a pantry, a K-Cup style pod coffee maker, a drip coffee maker and a blender. There are 4 bar stools at the island and 4 chairs at the dining table - 8 places to eat inside - and the gathering area under the house has room for 12 more. The full-size stackable washer and dryer are inside the house.

OUTSIDE
A deck runs all the way around the house. The uncovered front of the deck has 3 chairs and a lounger, and the covered deck at the middle level is built on the original 1950s structure that came through Hurricane Ike. The gazebo has a table and 4 chairs and looks out over the large front yard. Under the house is a gathering area with 2 tables of 4, a picnic table, and a bar with 4 stools above the fence. There are charcoal grills and a charcoal smoker, so please bring your own charcoal and lighter. There is also an outdoor shower under the house.

PARKING
There is parking for 5 vehicles: 2 to the left of the drive as you face the house (or 1 car and 1 boat or trailer), 2 on the drive and 1 in the carport. Please keep the back drive to Getaway Gulf clear, and please do not park on the street.

PETS
Adult pets are welcome with prior approval: up to 4 pets, at least 1 year old and house-broken. Dogs of any size are welcome. The pet fee is $100 per stay for up to 2 pets, plus $50 per pet for a 3rd and 4th pet.

GATHERINGS
Gatherings are welcome with prior approval, up to 25 people - family reunions, weddings, birthdays and get-togethers. The event count and the sleeping count are separate, so an approved event can go past the number sleeping here. We do not host prom, homecoming, graduation, or bachelor or bachelorette parties. Quiet hours are 10 PM to 8 AM. At any hour, please keep the noise at a level that never carries to our neighbors or bothers them.

FAMILIES
We furnish our houses for families - no glass on the coffee tables or the side tables. A pack `n play is in the house, and a booster seat with a harness and a tray is provided.

WHAT WE PROVIDE
The house has a starter packet of coffee with filters, paper towels, toilet paper, bar soap and hand soap in each bathroom, laundry detergent, dryer sheets, dishwasher pods, dish soap and trash bags. This is enough to get you started, not enough for a full week. For a longer stay or a larger group, plan on bringing more. We do not provide food, condiments or spices, or shower gel, shampoo and conditioner, so please bring your own.

BOOKING WITH US
There is no security deposit. We highly recommend travel insurance for your protection, and Cancel For Any Reason coverage gives the most protection if your plans change.

THE BOOKING
The guest who books must be 25 or older and must stay in the house for the whole reservation. Ibis Isle sleeps 12. More guests only with prior approval.
Check-in is any time after 4:00 PM. Check-out is 11:00 AM. Minimum stay is 2 nights.

LITTLE ONES AND THE GATES
The side yard is fully fenced, and the area under the house, the stairs and the gazebo are fenced in with it. There are four gates: at the top of the stairs, between the gazebo deck and the carport, between the under-house area and the side yard with the play set, and between the little kids` area and the front yard. Please keep them latched so children and pets stay inside the fenced area.
The large front yard and the parking area are open and not fenced, so please supervise little ones out there.

SMOKING
No smoking or vaping inside the house. Smoking inside is a $300 fee. There is a butt bucket on the deck - please use it, and please never leave a cigarette where the wind can take it.

PETS
Adult pets are welcome with prior approval: up to 4 pets, at least 1 year old and house-broken. Dogs of any size are welcome. There is no weight limit and no breed restriction.
The pet fee is $100 per stay for up to 2 pets, plus $50 per pet for a 3rd and 4th pet.
Please keep pets off the furniture and the beds, or bring covers for them. Excessive pet hair or pet mess is a $150 cleaning fee. Unapproved pets may bring additional fees.
Please pick up after your pet in the yard.
Service animals under the ADA are exempt from the pet fee, but not from these rules.

PARKING
Ibis Isle parks five vehicles: two to the left of the drive as you face the house - or one vehicle and a boat or trailer - two on the drive, and one in the carport.
Please do not park on the street. The streets here are narrow and a car left on the street blocks traffic for everyone. Please do not park on a neighboring property or in a way that blocks a neighbor`s driveway, and please keep the back drive to Getaway Gulf clear.
RVs, campers and trailers may not be connected to electrical, water or sewer service at the property. Electric vehicles may not be charged at the property.

QUIET HOURS AND NOISE
Quiet hours are 10 PM to 8 AM.
At any hour, day or night, please keep the noise at a level that never carries to our neighbors or bothers them.

DOORS, WINDOWS AND HOME SYSTEMS
Please keep the exterior doors closed, day and night, except when you are coming in or going out. The coastal air is humid and hard on a house, and open doors drive the cost of cooling it straight up.
Leave the air conditioning or heat at a normal setting, and leave the ceiling fans and the dehumidifier running.

CARE OF THE HOME
Please treat Ibis Isle the way you would treat your own home. If something is broken or not working, send us a message and we will take care of it.
Please shake the sand off outside, and use the shower under the house after the beach.

THE GRILLS
There are charcoal grills and a charcoal smoker under the house. Please bring your own charcoal and lighter.
Grills are used at ground level only, away from the house - never on the deck. Please make sure the coals are completely out and cold before you leave them.

THE FIRE PIT
The fire pit stays on the concrete under the house, in the gathering area. Please do not move it onto a deck, the grass or the sand.
We do not furnish firewood, so please bring your own. Please make sure the fire is completely out and cold before you leave it.

DRAINS
Nothing goes down the drains but water and what the plumbing is made for. No wipes, no grease, no sand.

BEACH PARKING
If you are parking on the beach you need a Galveston County beach sticker. They are sold locally.

EVENTS AND GATHERINGS
Gatherings are welcome with prior approval, up to 25 people. Family reunions, weddings, birthdays and get-togethers are what this house is made for.
The event count and the number sleeping here are separate, so an approved gathering can go well past 12. Let us know your plans when you book so we can talk through parking.
We do not host prom, homecoming, graduation, or bachelor or bachelorette parties.
Veterans and first responders are always welcome.

RESPONSIBILITY AND CONDUCT
The guest who books is responsible for everyone in the party and for the condition of the house.
Conduct that disturbs our neighbors, damages the house, or breaks these rules can end the stay, and the cost of any damage will be charged to the payment method on file.

AT CHECKOUT
Please start a load of towels in the washing machine. We set aside one load of laundry detergent for exactly this.
Run the dishwasher if there are used dishes. One dishwasher pod is set aside for it.
Take all food out of the refrigerator.
Take the trash out to the cans. If the cans are full, please leave the tied bags inside the house.
Lock all the doors and windows.
Log out of your streaming accounts.
Leave the AC, heat, ceiling fans and dehumidifier running - please do not turn them off.
Return the key to the top lockbox and re-scramble the code.

THE FEES, IN ONE PLACE
Smoking inside: $300. Pets: $100 per stay for up to 2, plus $50 per pet for a 3rd and 4th. Excessive pet hair or pet mess: $150. There is no security deposit.
