GUEST ACCESS
⭐️ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, two rolls of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, or Publix.

Wi-Fi
⭐ The Wi-Fi info will be found in the property binder on the kitchen counter and in your online guidebook. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Pelican Watch includes a 2-car garage and additional space in the driveway. The gated area is shared with the neighboring townhome, so while up to 4 vehicles may fit depending on size, we recommend planning for 3 vehicles for the most comfortable experience.

BEACH SERVICE + BEACH CLOSET
⭐ The first-floor patio has been converted into a dedicated beach closet to allow for maximum space in the garage. It's stocked with items the owner has shared for guest use, including beach chairs, boogie boards, sand toys, and beach towels. Please remember to wash, dry, and fold beach towels before checkout so they're ready for the next guests. For added convenience, on-site beach chair and umbrella service is available through La Dolce Vita.

POOLS / HOT TUB
⭐ Guests are welcome to enjoy the beachside community pool, conveniently located just steps from the beach access. For health and safety reasons, children age three and under must wear swim diapers while in the pool. Pool wristbands will be provided inside the home and must be returned to the same location at checkout. Please note there is a $50 replacement fee per wristband if any are lost or not returned. The HOA office is not open daily, so we are unable to replace wristbands during your stay or prior to the next guest's arrival. If you find any wristbands missing or broken upon arrival, or if replacements are needed, please contact us immediately so we can assist. No alcohol or glass is allowed near the pool. You are not to use this amenity if you have consumed alcohol or are pregnant. You are not permitted to add anything to the pool, including bath salts, bath bombs, etc. Any damages or extra cleaning resulting from misuse or additives will incur damage fees of $500, including the total replacement cost. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

COMPLETE LINEN PARTICIPANT
⭐ This home participates in our Complete Clean Linen program — all linens, including comforter covers, are freshly laundered after every guest stay.

SECURITY
⭐ Our property is alarmed when not occupied and has entry camera, the community may have cameras throughout the neighborhood. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ The kitchen has a fully equipped with a refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking at this property.

BALCONIES
⭐️ Personal belongings such as towels and clothes are not allowed on balcony railings

GOLF CARTS / TRAILERS / ELECTRIC BIKES
⭐️ Golf Carts and trailers are not allowed in the Sunset Beach Community. Electric Bikes are not allowed in Rosemary Beach.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
