Security Surveillance
Exterior security cameras operate continuously. Any tampering with, disabling, obstructing, or otherwise interfering with security equipment is strictly prohibited and constitutes a violation of property policy.

Occupancy Limit
Total occupancy of the premises shall not exceed six (6) persons at any time, including registered guests and visitors.

Parking Regulations
A maximum of two (2) vehicles is permitted on the property. All vehicles must be parked entirely within the designated driveway. Street parking is strictly prohibited.

Quiet Hours (10:00 PM – 9:00 AM)
To preserve neighborhood peace and comply with local ordinances, exterior gatherings, loud conversations, music, and the use of amplified sound are prohibited during quiet hours.

Waste Management
Refuse collection occurs each Wednesday morning. Prior to departure, all trash must be removed from the home and placed in the designated waste receptacle.

Condition Reporting
Guests are responsible for inspecting the premises upon arrival. Any pre-existing damage, missing items, cleanliness concerns, or maintenance issues must be reported within sixty (60) minutes of check-in. Failure to report such matters within this period shall constitute acceptance of the property in satisfactory condition.

Arrival and Departure
* Check-In: 4:00 PM or later
* Check-Out: No later than 11:00 AM on the scheduled departure date
Late departures may result in additional fees.

Provision of Amenities
Household supplies are provided as a complimentary starter kit for guest convenience. Guests are responsible for obtaining any additional supplies needed during their stay.

Pest Control Advisory
The property participates in routine pest control services; however, due to the local climate and surrounding environment, insects and other pests may occasionally be present. The presence of insects commonly found in the region shall not be considered a maintenance deficiency or grounds for refund.

Backyard Access
Access to the backyard is provided through the residence. Exterior gate access will remain secured and locked unless alternative arrangements have been approved in advance by management.

Restricted Access Areas
Certain areas of the property are reserved for owner and management use. Storage closets and the garage roll-up door shall remain locked at all times and are not included as part of the guest rental accommodations.

Laundry Facilities
Laundry facilities are not available on-site. Guests are encouraged to make alternate arrangements for laundry services during their stay.

Garage Climate Control
The garage is equipped with a separate climate control system that operates independently from the home’s primary HVAC system. The control remote is mounted on the wall within the garage and may be adjusted as needed by guests.

Short-Term Rental Permit Display
The applicable Short-Term Rental (STR) permit shall remain visibly posted on the premises at all times in accordance with local regulations.

Prohibition of Event Advertising
Advertising, marketing, promoting, hosting, or facilitating parties, special events, receptions, gatherings, or commercial activities at the premises is strictly prohibited without prior written authorization.

Wildlife and Stray Animal Advisory
Wildlife, domestic animals, or stray animals may be present in the vicinity of the property. Guests shall not approach, feed, handle, or otherwise interact with any animals encountered on or near the premises.

Compliance
Guests are responsible for ensuring that all occupants and visitors comply with these Property Use & Occupancy Standards throughout the duration of the stay.
