Other Things to Note:

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.



⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands. These are permanent badges provided for guest use during your stay.



📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned to the property and placed back in their designated location at the end of your stay.



🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.



⚠️ Please note that rental packet and car pass registration fees will be collected separately from your reservation. Fee breakdown:

🔴 $7 per vehicle car pass – fee depends on the number of cars registered.

🔴 Sample calculation: 4 vehicles ($28) = $28 total HOA fee



📌 Please note: These are community-required fees set by Towamensing Trails to help cover the costs of operating and maintaining community amenities.



✅ The driveway can accommodate a maximum of 6 cars (maximum capacity permitted by township).

🔴 All vehicle information must be provided.

🔴 Please message us 5 days prior to check-in for any changes in vehicle count. Last-minute changes are not allowed.

✅ Guest will have vehicle access to the community trash collection center.

✅ Badges are valid for the entire stay and grant access to community amenities: 190-acre Lake · Beach · Outdoor Pool (Seasonal) · Basketball and Volleyball Courts · Tennis and Pickleball Courts · Playground · Clubhouse with Lounge/Restaurant.

🔴 Kayaks or boats must be rented through the community at guest's expense.

🔴 The lake may be closed without prior notice if it fails periodic water testing.



🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟

✨ New Policy (Effective May 24th): You can now purchase additional wristbands up to the occupancy limit listed on the zoning permit of your rental!

📌 For example: Since our maximum limit is 16 guests, you can buy 8 extra day passes for your group.



🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office (near lake/beach adjacent to clubhouse).

▪️ Bring rental packet and photo ID.

▪️ Cost: $10 per person, per day (Cash only).

▪️ Children under 5 still do not need a wristband!



‼️ Important House & HOA Rules ‼️

⚠️ Quiet hours are 9 pm — 7 am. Complaints from HOA/neighbors will result in a fine.

⚠️ Excessive loud music causing noise complaints: $250 fine.

⚠️ Fireworks are NEVER permitted by the HOA. $1000 fine if lit on the property.

⚠️ No parties or unauthorized events.

⚠️ No extra guests without prior approval.

⚠️ No smoking within 25 feet of property. $500 fine for smoking in the unit.

⚠️ No trash left outside at the property including on the balcony. HOA is very strict.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk.

⚠️ Propane for grills/fire pits provided when possible, but not guaranteed.

⚠️ Rural setting: expect small, non-harmful insects and occasional black bear sightings 🐻.

⚠️ Winter Driving Note ❄️: 4WD/AWD strongly recommended during winter.

⚠️ Lost & Found Shipping Policy: Left behind items returned at guest's expense.

⚠️ Guests must properly dispose of all trash before checkout. $5 per bag disposal fee for trash left behind. If checking out when compactor is closed, take bulk trash to compactor the day before while open.

📌 Refundable security deposit required for one-night reservations and bookings made within 2 weeks of check-in.

📌 Airbnb one-night stays require an additional $100–$200 damage waiver.
