Guest Access:

Guests will have access to the entire house, grill, and dining courtyard. The other outdoor amenities - pool, firepit, pond - are SHARED! When both spaces are rented, we ask that you kindly give each other privacy and respect.



The Neighborhood:

Located right next door to the Compound, just 2.5 miles from the center of Round Top!



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting Hostie's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

Must be 25+ years old to book.



Pre-Arrival Requirements: As part of our guest screening process, a copy of your ID will be requested after your reservation is confirmed. You will also need to sign a rental agreement prior to your stay.



Accident Protection: When you book with HOSTÎE Vacation Rentals, you are covered for accidental damages up to $20,000 with an added fee of $125 included in your total. Full coverage details are provided in the rental agreement. This coverage applies to all bookings.



Pet Policy: No Pets



CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



Additional guest fees will apply for occupancy beyond the standard overnight capacity. For Main House reservations:

- Standard overnight occupancy is 9 guests

- Additional guests beyond 9 (up to 15 total guests) will incur a $35 per person guest fee

- Groups exceeding 15 guests are considered events and require a full property rental



Security and Liability Notice: External cameras are installed at the front and back doors of the main house, pool area, and firepit for safety purposes. There are no cameras inside the property. Hosts may monitor external cameras via a secure smartphone app. Cameras must not be tampered with or covered.

- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
