The Space:

Soft evening light settles over the patio as the pool reflects the sky, inviting a quiet moment outdoors or a relaxed swim after a day out. Inside, the gentle hum of a game in progress and the openness of the living spaces create an easy rhythm for gathering, unwinding, and spending time together. Whether you’re sharing meals, playing a round of billiards, or enjoying a quiet corner upstairs, the home is arranged for both connection and comfort.



Sleeping arrangements

Five bedrooms provide space for up to 12 guests across a mix of king, queen, and bunk beds. A downstairs bedroom with a king bed and ensuite bathroom offers added convenience, while upstairs rooms include additional king and queen bedrooms, some with ensuite bathrooms and one with access to a balcony. A bunk room with two twin bunk beds is ideal for shared sleeping.



Bathrooms

Five full and 1 half bathrooms serve the home, offering a combination of ensuite and shared spaces. Bathroom essentials and fresh towels are provided for your stay.



Living spaces

Two separate living areas create flexibility for both socializing and downtime. The main level connects a comfortable living room with a dining space, while an upstairs loft offers a quieter setting for reading or relaxing. Large windows bring in natural light throughout the home.



Kitchen & dining

A full kitchen gives you space to prepare meals during your stay, with a dining table for gathering indoors and additional seating outside. The layout supports everything from casual breakfasts to shared dinners.



Entertainment

The home is designed with recreation in mind. A converted garage serves as a game room with a pool table, game console, and other activities, while a separate billiard lounge provides another space for friendly competition. A TV and Wifi are also available for entertainment and connection.



Outdoor living

Step outside to enjoy the patio or balcony, with a pool and hot tub available for relaxing throughout the year. A backyard and fire pit offer additional space to gather in the evenings, while a BBQ grill is available for outdoor cooking. Free parking on premises and a private entrance add convenience to your stay.



Practical amenities

The home includes Air conditioning, Heating, a Washer, Dryer, and Wifi to support both short and long stays. Self check-in with a smart lock makes arrival simple, and long term stays are allowed.



Location

Situated within Reunion Resort in Kissimmee, the home is part of a gated community known for its golf courses and nearby attractions. Restaurants, parks, and entertainment options are easily accessible, with additional experiences such as water parks and outdoor activities just a short drive away.



Please note: We provide the grill, but propane is not included. Guests are responsible for purchasing propane if needed.



Note: Guests do not have access to Encore amenities or Encore wristbands



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



All reservations require damage protection, processed via our third-party system before arrival:

- 1-Night stays: $500 refundable security deposit (pre-authorized hold, released after a damage-free checkout inspection).

- 2+ Night stays: Choose between the $500 refundable deposit or a non-refundable $20/night damage waiver (max $100), covering accidental damage beyond normal wear.

Note: Deposit holds expire after 7 days. For longer stays, the hold is released on day 6 and re-authorized to keep coverage continuous.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
