The main living area provides a central place to gather, while additional entertainment spaces give kids and adults plenty of room to do their own thing.

The fully equipped kitchen makes it easy to prepare everything from quick breakfasts to family dinners.

The large indoor dining table gives everyone a place to come together for meals, while additional outdoor dining and two separate seating areas with fire pits provide even more room for the group to spread out.

Whether you are cooking dinner, ordering takeout or grilling outside, there are plenty of places to sit, eat and spend time together.

Whether your ideal vacation means pool days, game nights, movie marathons, evenings around the fire pit or getting out to explore South Florida, Tulum Villa gives your group plenty of ways to enjoy the trip together.

THE BACKYARD

The backyard is what makes this home special.

Step outside to your own private waterfront escape with a pool, hot tub, sandy lounge areas, tropical landscaping and several spaces to relax together or spread out.

Spend sunny South Florida afternoons in the pool, stretch out on a lounger in the sand, or settle into the hot tub overlooking the water. In the evening, gather around one of the outdoor fire pit seating areas, grill dinner on the BBQ or simply enjoy the waterfront setting.

With multiple seating and dining areas, there is room for the whole group without everyone having to be in the same place.

GUEST ACCESS

Guests have private access to the home and its guest amenities, including the pool, hot tub, waterfront backyard, sandy lounge areas, game room, movie room, sauna, kitchen, indoor and outdoor gathering spaces, BBQ, laundry facilities and driveway.

The driveway accommodates up to 4 vehicles.

Check-in is simple and self-service. Detailed arrival and access instructions will be provided before your stay.

INTERACTION WITH GUESTS

The home is yours to enjoy privately during your stay, but you will not be on your own if you need something.

Our team is available through Airbnb messaging before and throughout your stay, and we have local support available if an issue at the property needs in-person attention.

We are happy to answer questions, help with the home or point you in the right direction while still giving your group the space to enjoy your vacation.

THE NEIGHBORHOOD

Tulum Villa is located in a residential Pembroke Pines neighborhood, giving guests a quieter home base while keeping many of South Florida`s most popular attractions within an easy drive.

If you are visiting for a Miami Dolphins game, concert or major sporting event, Hard Rock Stadium is nearby.

For dining, nightlife, entertainment and casino action, Seminole Hard Rock Hotel & Casino is also within easy reach.

Want a beach day? Head toward Hollywood Beach and the Hollywood Beach Broadwalk, where you can spend the day on the sand and then walk, bike or explore the restaurants and activity along the oceanfront.

Pembroke Pines itself has plenty of convenient shopping, restaurants, grocery stores and everyday necessities, so you do not have to drive into Miami or Fort Lauderdale every time you need something.

GETTING AROUND

A car is recommended for getting the most out of the area.

Tulum Villa includes driveway parking for up to 4 vehicles, which makes the home especially convenient for larger groups traveling together.

Uber, Lyft and other rideshare services are also widely available throughout the area.

Hard Rock Stadium, Seminole Hard Rock, Hollywood, Fort Lauderdale, Miami and the beaches are all accessible by car.

South Florida drive times can vary considerably depending on traffic, time of day and special events. If you are attending a Dolphins game, concert or major event at Hard Rock Stadium, we recommend allowing additional travel time.

OTHER THINGS TO NOTE

RESIDENTIAL NEIGHBORHOOD

Tulum Villa is located in a residential community. We want our guests to have a great time while also being respectful of the neighbors, particularly outdoors during evening and overnight hours.

SECURITY CAMERAS

The property has exterior security devices, including a Ring doorbell and exterior cameras monitoring entry, driveway and street/alley areas.

There are no cameras inside the home or in private backyard areas.

NOISE + OCCUPANCY MONITORING

The home uses noise and occupancy monitoring technology to help protect the property and maintain neighborhood quiet.

The noise monitoring device measures sound levels only—it does not record conversations.

Only registered guests are permitted at the property, so please make sure the number of guests included on your reservation is accurate.

POOL + HOT TUB

Children must be supervised at all times around the pool, hot tub and waterfront areas.

Please use all outdoor amenities responsibly and follow the instructions provided at the home.

SOUTH FLORIDA ENVIRONMENT

This is a tropical climate. While the property receives routine professional pest-control service, an occasional insect, lizard or other small tropical visitor can still find its way into outdoor areas or, occasionally, indoors.

We work hard to maintain the home and encourage guests to contact us promptly if anything needs our attention during their stay.

Most importantly, make yourself at home. Start the morning by the water, spend the afternoon in the pool, challenge someone to air hockey, fire up the grill and end the night around the fire pit or with a movie. Tulum Villa was made for spending vacation time together.
1. No parties allowed.

2. No smoking is allowed inside the home, violation of this rule will result in an additional $500 fee for `de-smoking` the home.

3. Quiet hours are from 10 PM to 8 AM. Please respect our neighbors and keep noise to a minimum during these hours.

4. Any uninformed guest will be charged $25 each per night.

5. Swimming is not allowed in the canal, there is such a sign placed in the backyard fence for further clarification.

6. You must follow all rules placed in our guest guidebook and the backyard fence to use the hot tub/jacuzzi.
